This property was absolutely perfect for our family of 12 to enjoy a wonderful week away. Its ideally located for family days out close enough to the coast for plenty of seaside walks and fresh air. The house itself is beautifully designed, offering great spaces for everyone to spend time together as well as quiet corners for a bit of retreat. With plenty of bathrooms, each family unit had their own, which made things so easy and comfortable. The peace and comfort of this place were exactly what we needed. When we did have a small issue with one of the shower rooms, the owners responded immediately and were incredibly helpful. We couldnt have asked for a better stay!
This is a fabulous property in a peaceful location. Plenty of space for kids, dogs and adults to run around outside. Very well equipped with everything we needed. The decor is very well maintained and the house was extremely clean. The hosts were very responsive to queries, both before and during our stay.

What an incredible stay! ! The property was even better than we hoped. Finished to an incredibly high standard with absolutely everything we needed for a great week with extended family. All beds were really comfortable, great layout, loads of space. Fantastic touches the cakes were delightful and the decanter of aperitif was wonderful. Views were amazing, hot tub was really nice. Communication from owners was excellent. We charged our car there. So much to do locally, beautiful coastline and lots of activities for all ages within an hour. Thank you so much for a great stay what a gem of a find!!
Lovely property. Well equipped and spotlessly clean. Children especially enjoyed the outside space. There was 11 of us and 1 dog and we all enjoyed our stay. Would definately recommend.

Our 4th visit and again wont be our last. Charlie is very accommodating and on hand for any queries. The barns are as gorgeous as the first time we ever stayed a few years back. Everything is luxury and the place is fully equipped with everything you can think of. Beds are super comfortable too! A mention to the pub up the road too The Stags Head is amazing! make sure to book for food! Already thinking of when we can return !

Everything about this barn was amazing. We booked this one and Owls Hoot and they are both perfect, very private as that was my worry. The owners made us some lovely cakes on arrival and the place was spotless. I would recommend these barns to everyone. The view was stunning and to top it off the weather was glorious. The one thing I did not think was clear enough, but that may be me was, there were 4 bedrooms with ensuite and an extra family bathroom downstairs with a slipper bath! Outstanding. Im all my years of staying in barns this is one of the top ones. Get booking.
The property was lovely and spacious and ideal for large groups of 1012 as we were , to celebrate a special birthday . Lovely bedrooms with ensuites with most of them, a real bonus. There were two beautiful handmade cakes to greet us, which was a lovely treat. Good sized hot tub which we all enjoyed. Thank you for a lovely stay .
A fabulous holiday home ,high quality bedding,towels and furnishings. The surrounding areas and hot tub are well maintained. We stayed as a party of 10 adults ,2 children, 1 dog and had loads of space. We loved the picture windows!

What a wonderful place to stay! Plenty of room for all the family of all ages and very well equipped. The property has a lovely open view and relaxing in the hot tub was very popular. In fact it was so lovely we've booked again for next year, and the neighbouring cottage too! The only items we found lacking was wooden spoons kitchen scissors egg cups but otherwise the kitchen was fantastically well equipped for a large group.

Had the most amazing family weekend at Pheasants roost for my husbands 60th birthday,the barn was stunning and exceptionally clean. Lovely fluffy towels and under floor heating. It had everything you could need. Fixtures and fittings were of a very high standard. The two cakes that were left for us were a lovely touch. Lovely large hot tub
Wonderful accommodation for a family Christmas. We go away every 2 years at Christmas with our ever expanding family and common consensus was that this was the best accommodation we have had so far, it was magical for our two young grandchildren with the Christmas tree and other decorations in place. High quality fixtures and fittings and a lot of thought has gone into the little things that make so much difference. Wine, fizz and chocolates were there for us on arrival, great living space, spacious comfortable bedrooms with separate sitting areas for quiet time until the grandchildren find you again!. A fantastic place with a lovely pub down the road, we really will consider booking this again.

The property and surroundings are incredible. Pheasants roost was very clean on arrival and the two fresh cakes provided were a very welcome bonus! The facilities were exactly as advertised and everything a large group would need was available. The rooms were spectacular and the communal area was a wonderful, comfy place for the family to socialise. We found the property situated in an excellent spot with easy access to surrounding attractions and not being too far from Hull City centre. Throughout our stay, Charlie was incredibly helpful and prompt to reply to any enquiries or requests and was an excellent host. We would highly recommend Pheasants Roost, it was a huge shame to leave!

We had an absolutely marvellous stay over the coronation weekend. As a family we came from various counties in England and pheasants roost did not disappoint. It was spacious, with quiet areas for people to take themselves off too, the layout meant we could all be together as a large group of 11 and not feel we were on top of each other. Outside was perfect overlooking fields, watching rabbits and pheasants play truly idyllic. The large hot tub had plenty of use too. We will definately return!
Pheasants Roost was perfect for our family getaway. It was clean and well facilitated. The hot tub was great and checked daily. The homemade cakes and little Easter treats on arrival was a nice added touch. Jane and Charlie where just a phone call away should we need anything. All in all we as a family highly recommend Lelley Barns.

We booked this for my wife's 50th and it didn't disappoint , we highly recommend Lelley barns for anyone looking to get away for whatever reason ,you won't be disappointed, thanks again
Fantastic accommodation. Finished to a high spec, comfortable and luxurious. If I had to pick one small area for improvement, it would be to perhaps change the dining room lights to dimmer switches, or provide more free standing lights, as they are very bright, but equally without them on it turned very dark quickly. A small point for improvement in an otherwise fantastic place.

The property is absolutely gorgeous, its furnished well and everything was spotless when we arrived. There were two cakes waiting for us when we got there which we enjoyed throughout the week too! There was even a bottle of Prosecco left on our doorstep on a party members birthday which we thought was a lovely touch. The owner is lovely and is always willing to help, the area is gorgeous and theres lots to do. Very dog friendly and overall a lovely place to stay. Would definitely recommend!!
Absolutely fabulous property. luxurious ! It's sometimes the small touches that really make an impact, there were two gorgeous looking home baked cakes on the kitchen counter when we arrived. They looked good and they tasted good too, really nice thought, thank you. Also the provision of the games box, towels for the hot tub more than enough glasses, crockery, cutlery, cookware for all of us, just great. We had a brilliant weekend and I only wish we could have stayed longer. Top marks, I'd love to stay there again and I probably will, brilliant.
The property was ideal for our multigenerational holiday. Attention to detail in the property was excellent. As it was an Easter break, there were lovely thoughtful touches decorations, Easter themed cakes and sweets left for us on arrival. The hot tub was used daily and we were fortunate to be able to relax on the outdoor furniture provided as it was dry and sunny all week. Allinall, an excellent holiday property to stay in. Thank you.

Truly beautiful barn to a very high specification. The grounds are pristine and we had everything we needed. Didn't want to leave. We'll done to the owners for such attention to detail in the renovations you should be very proud.
We had a fantastic stay at Pheasants roost. The house was well equipped for our large group. Lots of space and the hot tub was lovely. One of the double rooms was particularly small but we managed for a few nights. All of the other bedrooms were lovely. Very clean and brilliant setting. Would highly recommend. Hope to stay here again sometime.
