We loved Birkwray Barn, Great facilities for a family getaway with plenty of space for everyone and wellplanned areas for all our walking gear. The views are wonderful and the location really suited us, as we were able to walk straight from the door. Hawkshead is an easy walk away and we enjoyed the welcome at The Outgate Inn too. Perfect for our family holiday.

The location of the property is visually stunning. Very quiet location even though just a few yards from the pub. The accommodation itself is excellent, the rooms are a good size, the lounge and kitchen are great for entertaining. There were some minor issues with the cleanliness of the cooker pans, I guess previous guests that used them didnt clean them up as they could have but this wasnt picked up by the inspection team. The information pack could do with updating and the cooker manual is missing some information about the use of the hob. What always amazes me about rental properties in general is the lack of a welcome pack, which was the case here. Just some fresh milk, bread, biscuits or cake would be very welcome and at minimal cost. That said this was one of the best properties I have rented.

Beautiful house as ever, our 10th visit, so like a second home for us! Have always loved the views even when penned inside by rain. There is nothing that is missing or that needs to change at the Barn. It is also perfect for arriving with soaking boats and jackets and getting dry quickly without making a mess.
Lovely property. The lounge is exceptional. Great location, ie go through the gate at bottom of garden, turn left, 50 metres to the pub! Or turn right, and a pleasant 30 mins walk to Hawkshead on a cycle track. Lots of other walks available. Property well set up for dealing with walkers and outdoor activities, with good facilities for dealing with wet gear, and alike. Tip Bring the right clothes and equipment, wind, rain, snow and brilliant sunshine, we had them all, remember it's just weather, and this is the Lake District!

What a wonderful, classy, place! Everything is topnotch. We book between 5 and 6 holiday cottages a year and one of our favourite games is to say one thing we would improve if the cottage was ours. We couldnt find any fault at all. Everything has been thought about. All the furniture is stylish and good quality. There is loads of space and the views are amazing. The owners care about their property and a gift of two bottles of wine for a tiny leak in the porch after weeks of torrential rain was both unnecessary but also a sign of how well cared for you are. This was the best cottage I have stayed in and I will be staying there again next year and probably every year after that.

We have just returned from a lovely weeks stay in this beautiful Barn. It has everything you need and the views are stunning particularly from the garden where they are walks directly from the door. The weather was glorious and we loved the company from our woolly neighbours. It has to be one of the best places we have stayed in and wouldnt hesitate to book again. Birkwray Barn is probably one of the best cottages we have stayed in. It has everything and the views and walks from here are beautiful. Surprised that there were four bathrooms but not one of them had any toiletries. Not even just handwashing? On the the cleanliness, the shower wastes had not been cleaned for a while. On maintenance, the cooker extractor fan and lights were not working.

Chosen for a 70th birthday family celebration. Wonderful house with interior fit, finish & facilities to the very highest standards. Great location for easy walks from the door including the footpath route to Hawkeshead.
Birkwray Barn is by far the best cottage we have ever stayed in! !! It has a superb layout and was very spacious for two families with 3 floors so bedrooms on the top and bottom floor with the communal areas in the middle to make the most of the stunning views. You could do walks direct from the property it was only a 2 min walk to the local pub and so accessible to our favourite area of The Langdales. The overall cottage is interior designed beautifully and to a very high standard, it was immaculate and I'm still in awe even of the size of the boot room!! But I think it's important to note that we also noticed the owners' attention to detail with EVERYTHING even down to the quality of the cutlery, the cleaning products and things like having Epsom Salts for your bath after a long walk were all added touches that make a big difference. Can not recommend this place enough. An absolute gem! Thank you, we thoroughly enjoyed our stay.
