Birkwray Barn, Outgate

An amazing place to stay in beautiful location. The facilities were amazing, the beds comfortable and the kitchen well appointed. We would have liked some tea bags and milk provided to start off our stay. The condiments were empty.

Lovely large property with a great garden. Barn had everything we needed, plenty of bathrooms for all 9 of us, our granddaughter particularly enjoyed the large bath. The kitchen was well stocked with lots of pots, pans, large dishes and most importantly a wine fridge. Balcony was lovely to sit out on giving you amazing views whilst enjoying a drink. Parking for 3 large cars and set in a very peaceful area. Very short walk from the back garden gate to The Outgate Inn. We would definitely come back here and stay in Birkwray Barn again.

A really 5 stay at a lovely cottage in a beautiful location. Everything was high spec and had been thought about and the cottage lacked for nothing. Very peaceful and we were blessed with wonderful weather as an added bonus we will return !

Absolutely loved the property. Only drawbacks were, firstly, Im not sure when it had last been cleaned but there were many dead flies and wasps on the carpet and in the sinks on arrival. We obviously had to deal with this. Secondly check out was 10 in the morning. Cleaners pulled up in their car at 09.30 which put us under pressure a bit. By 09.50 one of them was stood there staring at the kitchen window waiting for us to leave. Also a really nice touch would be to leave a few essentials just to start us off. Luckily wed bought a few things with us but for quite an expensive property it would have been much appreciated. Having said that weve had a great stay. It was so peaceful we didnt want to leave. Its a beautiful house.

Our annual family get together and 2nd time at Birkwray! Its just wonderful, the location and views are fabulous! Lovely to have a bathroom each, and the addition of the handwash etc this time was very much appreciated! I went to The Bath House to buy my own so it would remind me of yet another very special stay here. We hope to return again next year. Thank you.

The road down to the property is a little tight but once around the back of the Barn, there is plenty of space to turn and parking for three cars. The property is truly beautiful with views out across the fields to Latterbarrow. There are numerous well signed walks available from the garden gate. Outgate Inn is a 5 minute walk away and Hawkshead is a lovely 2030 minute stroll. Inside, there is more than enough room for everyone. Everywhere was clean and you felt the property was well cared for. The sitting room is particularly welcoming with lots of sofas and great views. The kitchen is modern and very well equipped with high end Miele appliances. The laundry room, away from the living spaces, was very useful. There is a tumble dryer but it would have been nice to have had an outside line to dry washing on. There is an airer though. We had gorgeous weather on our week away and were able to enjoy the lovely balcony off of the dining space every day. The downstairs porch was so useful to leave walking gear in. It is easily the best house we have ever stayed in and would absolutely visit again. It would be useful to have a key store on the downstairs porch rather than the front door we mostly used the back porch entrance and had to trot around the Barn to get the key from the front door key store. Not a deal breaker though! We were also surprised that there was no welcome pack. It's always nice to have a bit of local produce to enjoy when you arrive in your holiday home. Other than those very minor tweaks, anyone who books Birkwray Barn will enjoy a first class holiday home. None of us wanted to leave.

The barn was easy to find and in a beautiful setting with walking trails right ftom the back door. Good local pubs. Very quiet and comfortable. We arrived at check in and it had not been cleaned. Cleaners arrived and did a quick clean but it wasnt sufficient. We rewashed all the dishes and surfaces. Barring that, our group 7 adults enjoyed the stay. On the plus side, we had a small maintenance issue and it was dealt with quickly.

We loved Birkwray Barn, Great facilities for a family getaway with plenty of space for everyone and wellplanned areas for all our walking gear. The views are wonderful and the location really suited us, as we were able to walk straight from the door. Hawkshead is an easy walk away and we enjoyed the welcome at The Outgate Inn too. Perfect for our family holiday.

The location of the property is visually stunning. Very quiet location even though just a few yards from the pub. The accommodation itself is excellent, the rooms are a good size, the lounge and kitchen are great for entertaining. There were some minor issues with the cleanliness of the cooker pans, I guess previous guests that used them didnt clean them up as they could have but this wasnt picked up by the inspection team. The information pack could do with updating and the cooker manual is missing some information about the use of the hob. What always amazes me about rental properties in general is the lack of a welcome pack, which was the case here. Just some fresh milk, bread, biscuits or cake would be very welcome and at minimal cost. That said this was one of the best properties I have rented.

Beautiful house as ever, our 10th visit, so like a second home for us! Have always loved the views even when penned inside by rain. There is nothing that is missing or that needs to change at the Barn. It is also perfect for arriving with soaking boats and jackets and getting dry quickly without making a mess.

Lovely property. The lounge is exceptional. Great location, ie go through the gate at bottom of garden, turn left, 50 metres to the pub! Or turn right, and a pleasant 30 mins walk to Hawkshead on a cycle track. Lots of other walks available. Property well set up for dealing with walkers and outdoor activities, with good facilities for dealing with wet gear, and alike. Tip Bring the right clothes and equipment, wind, rain, snow and brilliant sunshine, we had them all, remember it's just weather, and this is the Lake District!

What a wonderful, classy, place! Everything is topnotch. We book between 5 and 6 holiday cottages a year and one of our favourite games is to say one thing we would improve if the cottage was ours. We couldnt find any fault at all. Everything has been thought about. All the furniture is stylish and good quality. There is loads of space and the views are amazing. The owners care about their property and a gift of two bottles of wine for a tiny leak in the porch after weeks of torrential rain was both unnecessary but also a sign of how well cared for you are. This was the best cottage I have stayed in and I will be staying there again next year and probably every year after that.

Great property in a great location. 4 spacious bedrooms, 6 toilets 4 bathrooms! Beautiful living room with a cosy feel, would recommend to everyone!

We have just returned from a lovely weeks stay in this beautiful Barn. It has everything you need and the views are stunning particularly from the garden where they are walks directly from the door. The weather was glorious and we loved the company from our woolly neighbours. It has to be one of the best places we have stayed in and wouldnt hesitate to book again. Birkwray Barn is probably one of the best cottages we have stayed in. It has everything and the views and walks from here are beautiful. Surprised that there were four bathrooms but not one of them had any toiletries. Not even just handwashing? On the the cleanliness, the shower wastes had not been cleaned for a while. On maintenance, the cooker extractor fan and lights were not working.

We had an amazing week in Outgate the weather helped. The property was beautifully finished and the setting was fantastic. Highly recommend and we will return at some point.

A wonderful holiday house for a family of three generations. Beautifully renovated barn and fully equipped. Lovely location with views of the fells and the sheep in the fields. Booking and access administration very easy and helpful. We will book again. Thank you.

Chosen for a 70th birthday family celebration. Wonderful house with interior fit, finish & facilities to the very highest standards. Great location for easy walks from the door including the footpath route to Hawkeshead.

Birkwray Barn is by far the best cottage we have ever stayed in! !! It has a superb layout and was very spacious for two families with 3 floors so bedrooms on the top and bottom floor with the communal areas in the middle to make the most of the stunning views. You could do walks direct from the property it was only a 2 min walk to the local pub and so accessible to our favourite area of The Langdales. The overall cottage is interior designed beautifully and to a very high standard, it was immaculate and I'm still in awe even of the size of the boot room!! But I think it's important to note that we also noticed the owners' attention to detail with EVERYTHING even down to the quality of the cutlery, the cleaning products and things like having Epsom Salts for your bath after a long walk were all added touches that make a big difference. Can not recommend this place enough. An absolute gem! Thank you, we thoroughly enjoyed our stay.
