We had the most amazing time here. The barn has everything you need well equipped. Clean and very welcoming when we arrived with underfloor heating, so nice and warm. The property owner was very accommodating with any queries. It's in a great location. We will certainly go back and would reccommend it to anyone.
Weve just stayed here for NYE with friends 2 families of 4 and cannot fault it! The layout is perfect for 2 families with the children really enjoying their upstairs bedroom and snug area. The underfloor heating was fab for after our cold walks and the kitchen had everything youd need although no scissors which would have been an added bonus The hot tub was an absolute plus and the facilities next to it were perfect when we had a dip. We will definitely be back here a fantastic find! Thanks to Sarah and Andrew for sharing their place with us all!
Had a lovely stay with my elderly parents, beautiful views. Barn isvery clean and comfortable and we loved seeing the farm animals so close. Good location for Lancashire countryside and attractions.
5 adults 2 children seating was adequate if 8 adults would have been very tight. One or two other small issues but overall we loved our break
Stunning building, stunning inside and out, views are beautiful. Comfortable beds, spacious bedrooms, cosy lounge, large kitchen, hot tub is fantastic. Lovely to see sheep, chickens, cows, peacocks and hear the cockerel. Beautiful place
As a group of 8 friends, we really enjoyed staying in this property. The location was peaceful. We saw many cows, sheep, chickens and peacocks each day. There was enough parking for all of us which was a bonus. The property was well equipped throughout and very clean. The beds were super comfortable. We enjoyed the hot tub area, which could be used even when raining. Our only negative would be the seating area. The sofas were not comfortable, and there wasnt enough seating for all of us. If there were some big comfortable sofas Im sure we would be back. We found a little pub the Victoria for Sunday dinner which was marvellous, and the locals were very friendly.

Property is absolutely beautiful and has everything you need for a lovely stay. Perfectly situated in a quiet serene place but within a short drive from the town if you need to pop the shop! Ample parking space. The hot tub was lovely and extra bonus that it was covered and has a little wet room attached to it! The hosts are just a message away and nothing was too much trouble for them. I will definitely be looking to stay again.
Had a fantastic stay. Everything was perfect. 8 adults and 4 dogs loved it. Beautiful house. Spotlessly clean. The garden is gorgeous and the hot tub amazing. Definitely ten out of ten.

The property is spacious, well equipped and clean. The beds in particular were very comfortable. The property sleeps 8 but the lounge area seating was really only suitable for 6 Adults. The large island in the kitchen is used as a breakfast bar it looks fantastic but to sit around it was not practicable for children or older adults. The location is amazing with views of open countryside and the farm animals ambling past looking in at us. The location is very good for exploring the area. We cannot comment on the hot tub as we didnt use it.

On the whole a lovely property, few disappointments to do with comfort and lack of social space for dining etc. No cushions for outside furniture which would have been welcome as we had a heatwave .
Lovely, well equipped house. Good quality fixtures and fittings with the added luxury of a hot tub. Very peaceful property surrounded by countryside. Amazing to wake up and see cows, sheep, dogs and peacocks!! Maybe the addition of some cushions for the outside furniture and a couple of loungers would complete the picture.
We had a fabulous time at Meadow Top Farm Barn. ....7 ladies enjoying a weekend of laughter. The accommodation is superb and of a very high standard. The hot tub is just perfect and we spent many hours relaxing and chatting in it. Personally, I have never slept in a more comfortable bed....absolute bliss. The added attraction of the loved up peacocks next door made for a wonderful weekend...just what we all needed. Would definitely return
An absolutely beautiful property , we thoroughly enjoyed our stay here waking in the morning and seeing highland cows, peacocks and sheep . Extremely well furnished and comfortable property too . We met with the owner Sarah on a few occasions who is very pleasant and easy to get on with . Within easy reach many lovely villages and Forest of Bowland . will definitely book again . We had a great stay at Meadow top farm barn. There was 7 of us and 3 dogs, the barn is very spacious and has been tastefully done throughout the whole house and was very clean. The beds and pillows are very comfortable. Situated not far from everything you would need and there are some great walks not too far. All of us really enjoyed our stay and would definitely return and recommend to family and friends.

We had an enjoyable weekend stay at this cottage and used the hot tub every night which was good size for our party of 6 adults. We didn't have chance to spend much time outside because of the snow so cant comment on the gardens etc. This is a nice cottage with good facilities but it is just lacking some of the key things to make it a 5 star property. Firstly the listing is incorrect as its states 4 en suite bedrooms however there are only 2 ensuites and a shared bathroom. I did mention this to the owner The main bedroom ensuite is very nice with a great Jacuzzi bath which our granddaughter enjoyed. Secondly it is located down a farm track and across a golf course access road which would normally be OK but there had been heavy snowfall, these roads were not gritted which caused one of our cars to get stuck but the owners kindly helped us out. One other observations there were no mattress or pillow protectors on the beds which for us is a must and should be on as standard.

Meadow Top Barn had everything to satisfy our family needs, the ground floor accommodation bedroom was ideal for our family member who has mobility issues. Very comfortable, plenty of indoor space for everyone and secured outdoor space for the dogs, we had a very relaxing holiday and being positioned next to a working farm gave additional amusement to the children. Beautiful Clitheroe village, calm and quiet, behind the golf club and friendly pubs. Only met dog walkers and golf players. Meadow top farm barn cottage is absolutely perfect and has everything you would need on holiday. Comfortable beds and posh stylishly well equipped.

We recently stayed at Meadow Top Farm Barn, booked through Sykes Cottages, and found the property itself to be absolutely stunning. The barn is beautifully set out, with a thoughtful layout and excellent amenities that made for a comfortable stay. The picturesque surroundings and serene environment added to the overall charm, making it an ideal retreat. However, our experience was unfortunately marred by a significant issue with the septic tank. The tank was broken, resulting in a pervasive odor that infiltrated the property. This smell made the barn uninhabitable, impacting our ability to enjoy our stay. Despite being assured by the owners that the issue would be rectified within a certain timeframe, these promises were not kept. We were forced to leave the property at 1040 PM with a disabled person and a twoyearold child who were both in bed at the time. The owners have not accepted liability for the situation and have not offered a refund, despite the negative health effects of cesspit gases and the considerable inconvenience we faced. Exposure to gases like hydrogen sulfide, methane, ammonia, and carbon dioxide can cause serious health issues such as respiratory irritation, headaches, dizziness, nausea, and even lifethreatening conditions like respiratory failure and asphyxiation. Additionally, Sykes Cottages has been unhelpful, stating that they cannot do anything to assist us in this matter. Due to these issues and the lack of resolution, we would not consider returning. We hope future guests do not encounter similar problems and that the owners and Sykes Cottages take immediate action to resolve this serious issue.
Our stay was absolutely amazing, and the owners where fantastic also. Super clean and outside was very tidy and well maintained. We stayed with our 3 dogs and they had a blast being able to freely roam around the fully fenced plot. Hot tub was fantastic and even had its own building with toiletshower etc Will absolutely be staying again!
