A fabulous property in a beautiful, quiet setting. The house was tastefully decorated, well equipped and maintained. It met all of our needs as a family to celebrate a special birthday. The owner messaged personally to ask if we needed anything and to ask if our needs were met. The maintenance chap and the cleaning lady were also very friendly and asked if we were happy. We would recommend this property and look forward to returning one day.
We had a lovely trip to Grove House for a big birthday celebration with friends. The house is a wonderful place to stay, with spacious accommodation for the 12 of us, and the hot tub was a great luxury. The area is very quiet and peaceful, and in easy reach of the southern lakes.
Fantastic house! We were a group of girls on a hen do and it was perfect. Very well equipped. Gorgeous decor and lovely little features such as the welcome pack! We had a problem with the heating in the annexe and they came out to fix it the next morning very efficient. They also left us some more wood and gave us a late checkout which was greatly appreciated. The only complaint was the sash windows had a 2 inch gap at the top we couldnt get them to stay up. And that the heating was on low when we arrived so was a bit nippy but wanted up fast. We had picked the wettest and windiest weekend going. Would definitely recommend this place and hopefully we will return soon
Grove House was a perfect place to spend a week with all my family. Plenty of space both inside and outside, beautifully quiet as it is in the middle of nowhere, just some noise from sheep and house martins. Clean and tidy but not overly pristine we had children and dogs! Good cooking facilities we ate together every evening. The wonderful hot tub was well used. An excellent cupboard full of board games for rainy days and the piano was a bonus for one of the grandchildren.

We've just returned from our 4th happy holiday at Grove House and cannot recommend it enough! Three generations with ages from 7 months to 73 years old and everyone had a great time. The house is truly beautiful and extremely well equipped inside, especially the kitchen with everything you need to cook for a large group. But what makes this place so special for us is the outside space which is just fantastic and safe for children and dogs. It's so peaceful and quiet yet within easy reach of Lake Windermere. The owner Peter is extremely easy to contact and cannot do enough for you. We'll definitely be back!
Well what can I say The Grove is a fabulous home it exceeded our expectations. The rooms are beautifully decorated, clean and spacious. The Games room and hot tub are a real plus providing something for everyone. Our party aged from 362 all had a wonderful time, the gardens and surrounding countryside are beautiful and we had good weather too. The grand piano was much appreciated by my grandaughter who is having lessons, throughout our weekened we were serenaded with her lovely tunes. The welcome pack was also much appreciated and a lovely touch, although there was tonic and no gin! We all loved everything about the house and wanted to stay longer and will definately be back!!

Fabulous property and gardens. We had a wonderful stay at Grove House, 6 Adults, 4 children and 2 dogs. The house and cottage was decorated lovely. Kitchen fab gathering place, lovely dining room and large lounge and the small lounge were also lovely. We have made some wonderful memories during our stay at Grove House. Our week went far too quickly, but we will definitely return.
We really enjoyed our stay at Grove House. The pictures absolutely dont do the house justice it is breathtaking. Everything was perfect, it was clean, beds were comfy, views were spectacular! We were treated by lovely gifts when we arrived, and there was great communication prior to our arrival with the lovely opportunity of early check in and late check out, everyone I communicated with was so nice. I would 100 recommend this to anyone it is perfect for group holiday we will definitely be returning.
House was as described in the advert with great outdoor space. Very peaceful surrounding and we did some nice short walks. Had a issues with the TV that was resolved very quickly by the owners. Perfect for a short break and would recommend.
I cannot recommend Grove House enough! It was our third time staying and we've already booked for next year. The house is lovely and spacious and beautifully furnished. The welcome pack from the owner is such a generous touch which we really do appreciate. The owners have thought of everything to make your stay perfect and the attention to detail is second to none. The house is set in a very tranquil area but just a short drive to all the Lakes have to offer. If you are looking for a large house in the southern Lakes, do not hesitate! Book Grove House!
Our first holiday at The Grove and what a fantastic one it was! Loved by adults, children and dogs alike. The house was amazing, clean, in the most beautiful location, surrounded by such peaceful scenery. We were lucky enough to enjoy the incredible garden, a real wow factor. This house looked amazing in the photos but exceeded our expectations even further upon arrival. It is absolutely stunning throughout and a lot of thought has gone into every single room. It is very well equipped, with everything you could need and more with a very generous and thoughtful welcome package. Every single bed was exceptionally comfortable, totally surprised me as the beds were on the firmer side but my word, amazing quality and I've never slept better. Not one complaint from any of the 12 guests, everyone slept very well and was sad to leave. The views from all around the house are absolutely stunning, you can sit there for days without getting bored of those views. This place is suitable for all ages, the hot tub is wonderful and the rolling hills just opposite it make it even more enjoyable. They've really thought everything through, there is plenty of seating for all guests in the dining and living areas, the annexe is absolutely gorgeous and had everyone wanting to spend a night in the getaway with that spectacular bath. Honestly if you're like me and like to read through a thousand reviews before finally making a decision on where to book, take my word that this is the sign you needed to reassure you that this the place!!!! We will be returning to Grove House and will be counting down the days till our next visit! This place really is something special and you wouldn't be disappointed! You will need a car to get into town, however you have some EXECEPTIONAL walks on your doorsteps, you wouldn't need to leave all week if you didn't want too. Thanks so much grove house for having us and for welcoming us into your beautiful home. We have had the most incredible stay and look forward to staying again. We won't be looking anywhere else now we have found our perfect secret place!!!
Fabulous house in a stunning location. Especially loved the snug for cocktails by the cosy stove,and the smaller ensuite bedroom in the main house. Watching the sun go down while in the hot tub is a must. The kitchen is very well equipped,which as a chef I was very happy with,also loads of fridgefreezer space which is a must in a remote location. Would recommend a visit to Cartmel.Also a lovely walk to The Derby Arms at Witherslack which is a super cosy pub.The Highway Man near Kirkby Lonsdale serves excellent food. Hope to visit again in the future.
We stayed at the Grove House on 15th Dec until 22nd Dec 2023, as a prechristmas holiday, the cottage was beyond our expectations, the space was vast, plenty of rooms for our family members and all furnishing and finishes were made to a very high standard. But more than this, the owners provided a number of welcome gifts which was a lovely surprise. The location is perfect for anyone who wishes to enjoy fantastic views and beautiful walks, although the cottage is located within the rugged landscape of Witherslack, Grangeoversands is a short 10min drive away with other favourite and popular locations in the lakes on the doorstep. I highly recommend Grove House a beautiful cottage and location all year round. We will definitely be visiting again.
Lovely house had every thing 3 families needed. If I had to pick a fault the main bath takes too long to fill even with water pump on, but this would not stop me staying at grove house again
Loved the house and the situation. The hot tub was a great hit as was being able to do lovely walks from the house. There were issues with cleanliness, dusty in various places, we had to wipe clean the fridge and small freezer in main house, the cooker in main house leaked grease on the floor when we first heated it up because it wasnt clean. We loved having the swallows around but there was a huge pile of bird poo, weeks worth, outside the annexe door, together with many fallen leaves and a very dead skeletal bird.
Fantastic property with great facilities. We all had a fantastic time at Grove House. The hot tub was amazing, along with the well decorated inside spaces and beautifully kept gardens. I will be looking to book Grove house again in the future.
Lovely house, decor very nice. Very well thought out for large groups with plenty of glasses, mugs, towels. Plenty of kids crockery, high chairs and travel cots. Hot tub lovely. Some of the rooms colder than others but aga keeps main kitchen warm. views are incredible, we really enjoyed staying here as a family!

We really enjoyed our stay in this gorgeous house there was plenty of room for us all and the annexe was ideal for my parents to get some peace from the rest of us! The house was very clean, hot tub amazing under really clear skies and all the little touches were fab even the welcome pack was fab! The owner rang us on the day of arrival and just before we left to check all was ok sorry I didn't get chance to return your voicemail!. This house is something special, from the grand piano to the lovely kitchen and the views were gorgeous. Stay here you won't regret it!
Amazing place, loved our stay. Owner was very helpful and most accommodating Thank you. We had everything we needed and though we did travel and do a few sightseeing trips, we didnt need to as Grove House has lots of space and areas to explore and for the children to run around. The outdoor space was a real highlight for us, the weather was excellent which meant we spent a lot of time outside. Lots of lovely outdoor furniture made things really comfortable too. Would highly recommend having a stay at Grove House!

We have just returned from staying at Grove House and have had one of the best family holidays ever! The house is outstanding in every way. We had 7 small children with us and it accommodated us all as it's so spacious. The grounds are amazing and very safe for the children. The welcome pack was such a lovely generous touch by the owner. We really enjoyed it's location which is secluded but still within a 15 minutes drive of Newby Bridge. We highly recommend this property and will definitely be back!
We had a fabulous week celebrating an 80th birthday with 4 generations, ranging from 5 months to 83 years old, so we needed somewhere large enough to accommodate everyone, plus dogs. The Grove lived up to all of this and more. Great outdoor and indoor space for everyone to enjoy. We also had some great days out on and around Lake Windermere. Would definitely recommend. The hot tub was a bonus and I appreciated the friendly phone call from the owner who was happy to help with any questions.
An amazing couple of nights away as a surprise for my partner! House was stunning and well furnished and equipped for 12 people ages 2123 location was perfect house was easy to find. Owners were well organised and accommodating! We will definitely be booking again and for longer next time! Would recommend!!
We absolutely loved our stay at Grove House. The location was so peaceful and quiet and we loved hearing the lambs on a morning. The beds were really comfortable, although the pillows were a bit too soft would have been good to have some alternative options as a few of us preferred a firmer pillow only a small detail when everything else was so good! The house was well equipped with the majority of things we needed and we were delighted to receive a generous welcome basket on arrival. We loved how much space there was and of course, the hot tub was the highlight of the weekend. We would definitely come back and stay again. A fantastic place to stay for a relaxing weekend in the Lakes. Highly recommended!
Absolutely loved our stay. The house was immaculate when we arrived. Everything that we could need from shampoobody wash to extra pans for making breakfast for everybody. We had a slight problem with the hot tub due to a power cut nobodys fault and they sent someone out within half an hour to make sure it was working so that we could make use of all the facilities. Beautiful home, would definitely come back.
We booked Grove House for a family get together during the Christmas period. The house is amazing, very classy and plenty of room for the whole family. In a very beautiful part of the lakes. Quite an adventure! A week of unprecedented rainfall caused a short section of road to flood near the house its never happened before, and it disappeared in a couple of days. Peter, the owner, was immediately in touch with us, despite being away on holiday himself, and was incredibly helpful and willing to be flexible with our booking. Communication was excellent throughout the week. A special mention goes to Jim from Orian, the company that looks after the house, who personally went above and beyond, meeting us in his 4x4 to ferry us across the flood, and then waiting hours late at night for the final group to arrive. Sykes were utterly hopeless and never contacted us once, despite promises. I am very disappointed in them. But with Peter, Jim, plus Gemma on Orian's 24 h phone line, there is nothing to be concerned about. As for the house, I cannot speak highly enough of it it is in a class of its own. Completely relaxing, spacious, peaceful and comfortable. The excellent hot tub was the icing on the cake. We had a wonderful and memorable week for a special birthday and family reunion. We would be back in a flash given the chance. Its a great place for visiting the Lake District too. Lovely views, and a lovely area. 5 stars.
Grove House is simply stunning! As a family of 12 we had the most fantastic holiday. Everything was perfect. Absolutely loved the welcome pack, such lovely goodies. I enjoyed learning to cook on the Arga. We will definitely be returning. Oh and if we win the lottery, wed love to buy it!!
The property was fantastic and the location unbeatable. Perfect for dogs and humans alike! The house had everything you could need and more and the hot tub was a welcome relief at the end of the day. I would highly recommend to anyone who wants a break in the area the night skies are amazing, the views incredible and the house first class.
This is a lovely house. We had a fantastic holiday. The property is enormous, and very well equipped, and is ideal for an extended family get together. The grounds are extensive, with good views from the house. It was very clean and Peter from the maintenance team was really responsive. The piano was an added bonus!
