The Pros The cottage is a nice big layout in a good location for exploring the surrounding areas. The beds were extremely comfy and the cottage was spotlessly clean. The cottage has nice furnishings. The cottage is also a great dog friendly property. The Cons There were 4 mugs for 6 people. There were 5 knives & forks so all 6 of us couldnt eat a meal at the same time. There was only one bath sheet and one hand towel per bedroom for 2 people. The robes were a nice bonus but only 2 in one bedroom. There is NO dishwasher even tho one is advertised. The bedrooms either have hanging space but no drawers or the opposite. Clothes storage was extremely limited. The hot tub area outside wasnt a nice place to sit. The hot tub didnt feel or smell particularly clean. Our girls used it once but the adults were all reluctant. There isnt a pub within a nice walking distance, from what we gathered the nearest pub meant walking on the busy road which wasnt a pleasant walk and didnt feel safe with kids and dogs.

Let us start with the positives. 8 Coach House is a lovely property, it is quirky and different, which is refreshing. It is very spacious and provides nearly everything that you would have in your own home.Despite being near a busy road, we found the property to be very quiet, apart from the morning before we left for home. Some very inconsiderate adults decided to be loud mouthed at around 6am, from the sound of it, they appeared to be on the property grounds. The property is well furnished but does lack wardrobes. I texted John shortly after we arrived on the Wednesday as we needed help to get the heating on and he did promptly ring me back. However half the radiators were not coming on or were lukewarm apart from the middle bedroom which was hot. Due to only staying a few nights, I didn't recontact John, if we had been staying for a week, I would have phoned him back. The hottub was lovely, especially with it being winter. The property is advertised as having a dishwasher but there isn't one. The property is very modern but retains remnants of the past, such as the wooden beams which is lovely. The glass jar in the kitchen provided coffee, tea, sugar, milk which was very welcome. The washing machine is a big plus, especially for washing your swim wear after being in the hottub. The towelling robes were a nice extra thought as many properties we have stayed in haven't provided them. Now for the not so positive observations. We couldn't find any recycling facilities onsite, the big bins in the car park were overflowing and likely to attract rats, especially as there is a farm next door. We were unable to put the bag of rubbish out of the kitchen bin outside for the previous reason. The rear yard isn't very private as the Hall's grounds are at the side where anyone can walk across. We were glad we were not in the hottub as two men walked through past our yard into the grounds. There should be a side gate which should only be accessible for guests who stay at Coach House. The property is advertised as having Netflix etc on the TV sets, none of the streaming services worked at all whilst we stayed at the Coach House, the internet rarely worked either so mostly had to rely on the data on my phone. Surely with all the latest technology, the broadband should be more reliable. It would be great if their were hooks to hang clothes on, eg backs of doors. The stair handrail at top of stairs was coming away from the wall and needs to be fixed. The freezer was clogged up with ice, a frost free fridge freezer would be better? The blinds on the velux windows in the bedrooms were very awkward to pull across.It would be great if a blind could be put across the back door, as it made us feel 'exposed' if that makes sense. Overall, it is a lovely place and convieniently placed for local attractions. However, we would choose an 'independent' cottage next time and be unlikely to return.

Contacted owner about no plug in bath and was told he would fix this, asked the cleaners and told the same and nothing happened. Property in disrepair in areas and no dishwasher. Nit as advertised and when I complained Sykes did nothing to help me, they ignored emails and then closed case after 2 months, totally shocking customer service.

Firstly we found the location of the cottage very difficult to find. The directions were not the clearest and the location cottage isnt sing posted from the roadside The contact numbers listed in the email were useless as nobody answered the phone The cleanliness of the cottage was substandard with cobwebs and grime in every room The hot tub was un useable we used it once and got out because the water smelt horrific I didnt believe I received value for money on this trip and on the whole was very disappointed
Great weekend stay. Problem with turning heating on but owner was great talked us through it on the phone. Beds very comfy .loved the decor and pics.

This absolutely beautiful cottage is stunning and the attention to detail is faultless. It was very clean, spacious and comfortable. The hot tub made a great weekend into a most memorable weekend. This is my 3rd holiday this year with Sykes, so that's got to prove how good they are. The bedding and towels are so soft and of great quality. It's only just over 3 miles to sainburys for these last minute buys we forgot. Plenty good quality pot, pans, crockery and cutlery. The house was nice and warm with nice mood lighting awaited our arrival and the added nice touch of a bottle of prosecco. There was also a jar of tea, coffee and milk. We'd all highly recommend this property for a wonderful, peaceful and happy getaway.
Brilliant cottage, very quirky decor ! Very clean and close to lots of places of interest. Well maintained, and an ideal place for 6 friends to celebrate my big birthday! We really enjoyed our stay, thankyou and hot tub was a wonderful addition to relax and have a tipple after a busy day!

Family of 6, 2 adults & 4 adult children 1 small dog The approach to the property is underwhelming, but once inside you could be anywhere. The property is beautiful, very relaxing & has everything you need. Hot tub is very warm which is ideal for Winter break!
Lovely cottage, spacious and well maintained. Good location for canal and coastal walks. Right on a bus route so good for not using cars. Hot tub was great . Surprised there wasn't a dishwasher as cottage info says there is one. Car park area needs tidying up as it doesn't give a good first impression.

Lovely 5 days in this accommodation. Decorated to a high standard with some quirky design features but all mod cons. The hot tub was the icing on the cake and it was lovely and warm throughout on a chilly November. The location is rural which worked out well as spent family time together. Netflix on tv was good. Close to Nicky Nook for a frosty walk, wyrebeck and garstang. Close to seaside aswell. Prosecco on arrival was a lovely touch and owner checked all ok whilst we there. Great for family chilled break
The property was advertised with a dishwasher. It didn't have one which was a disappointment. This was a bigger disappointment when we found that pots, plates, glasses and cutlery had been put in the cupboards unclean and had to be washed. Also, the hot tub was dirty with a number of slugs in it and couldn't be used. In addition, one of the showers was unfinished with piping exposed.
Fantastic accommodation with plenty of space. We were a party of 6 and the three bedrooms and three bathrooms and extra toilet made it feel as though we were on top of each other which is a must when you want to go away to relax. The beds were the best we've ever slept in!!!! 10010!! The owners have done an amazing job and the barn has lots of original features and added touches. Hot tub is private and plenty of parking. Garstang is a lovely village to village and close to many places to visit. The owners were also very accommodating and easy to reach.
