Partridge Place is a converted stone barn in East Yorkshire with exposed oak beams and original features throughout. The property sits in open countryside near Hedon and includes a private hot tub on the terrace. Vaulted ceilings and traditional stonework give this barn real character.

The barn overlooks fields and farmland. You'll see open skies and grazing livestock from the windows. It's proper rural East Yorkshire with footpaths leading straight from the door into the countryside.

This barn sleeps up to six guests across three bedrooms. There's an open-plan kitchen and living area with exposed beams overhead. The main bedroom has an en-suite bathroom. Two further bedrooms share a family bathroom.

What an excellent find Partridge Place was! We came as a family with our elderly parents and it was perfect in term of disabled access plus having 2 downstairs bedrooms, it suited our parents needs perfectly. The attention to detail at the barn made for a very memorable stay. The kitchen was very well equipped with lots of dishes, utensils, glasses and crockery if you want to do proper cooking whilst youre there. The communal lounge, diner and kitchen is perfect for keeping everyone together and very social. The hot tub was also a great addition to the property. It was prepared and heated on arrival and was screened off for privacy. The area around the barn has stunning countryside views, walks on the door step plus a bonus of having the seaside town of Hornsea or Withersea both just short drive away. Lastly a fabulous pub The Stags Head Inn was less than half a mile away and served great value and tasty food.

Partridge Place is a stunning property with lots of quirky little touches. There is amble room for all 8 guests. The beds were very comfortable and we all enjoyed a few good nights rest! We also walked to the local pub and enjoyed the food and drinks on offer. We will definitely be returning.

Could provide a simple instruction on how to use the cooker. Couldn't find any. 1st bedroom at the top of the landing, me personally didn't find the bed comfortable at all but someone else might like it. Otherwise, this is a fantastic place to stay. We had a lovely weekend stay with friends in Partridge Place barn. Couldnt fault the cleanliness, space, and lovely decor. The barn was extremely well equipped and beautifully located on a farm with nearby local amenities and pub just a 510 minute walk away, that serves great food and was very welcoming. It was was lovely for us eight, and the only negative would be the cookingpreparation space which is small if you are cooking from scratch or nearly. This is adequate if you were just heating up or eating takeaways.

The property was finished to an extremely high standard and the quality of the finish was consistent inside and outside we loved the prints The property was clean, warm and very well equipped. Our only niggles were minor for example no recycling facilities onsite or nearby, the WiFi speed was slow when all the properties were occupied and there was nowhere to put your shower gel down in the shower I said they were minor! Friendly emails from the owner and a cakedecanter on arrival we would highly recommend this property to others, it's one of the nicest we've stopped in and we hope to return!

Had an amazing week here over half term, tucked away in a quiet country road with plenty of places to visit nearby, approximately 2030 minutes to the coast. Well equipped house with a lovely bright roomy feel to it. Tasteful decor. Lovely hot tub to enjoy after a day out exploring too. The owners were so welcoming and helpful, we were met with a beautiful home made Victoria sponge upon arrival. Takeaways nearby deliver too and plenty of kitchen utensils to cook a home cooked meal. Thank you Lelley Barns for a much needed week away in luxury.

We spent a week at Partridge Place and loved every minute. Spotlessly clean, spacious, immaculately designed and wellfurnished. The hot tub was amazing, and theres plenty of outside space for the kids to play in. The welcome cake was delicious too thank you. Location was good 15 minutes from beaches we visited Withernsea, which was lovely, half a mile from a great pub, and around 20 minutes from Hull city centre. The only improvement we can suggest would be the addition of a fencedoff area to let dogs safely play in if theyre not good off their lead. Wed heartily recommend Staying at Partridge Place or any of the other three barns all looked equally great. We really didnt want to leave

Absolutely wonderful property, we all had a great time. one tiny negative, please state that you can't use the hot tub on your last morning, we'd promised the kids one last early dip at 8am but it had already been emptied. if we'd have known it wouldn't have been an issue. lovely place hope to stay again thank you
