Whilst the cottage is lovely, there are one or two things I feel are important to mention It states there is a garden. I would describe it as more of a patio with plants around it. It is open, so as we have dogs, this is not ideal. The area is shown in the photographs however, I assumed there would be a garden at the back, but there isnt. The kitchen cabinets above the worktops are very difficult to use, as they have top hinges. We couldnt get them to stay open, so one person had to hold them up while the other got things out of the cupboard. We also couldnt reach the top shelf, and the doors are very heavy. The hot water is good but a little too hot I couldnt wash my hands under running water in the kitchen while doing food preparation. The extractor fans in the bathroom and shower room do not appear to work. There was also no nonslip mat in the shower room, so we had to share the one from the bathroom. The floor in the shower cubicle is very slippery when wet, and a handrail would also be very useful. The beds were comfortable. The lounge furniture is tired and not very comfortable, and it is quite low, which is not ideal for us as seniors. We were unable to use the pathway to the beach, as it is very muddy and uneven. Whilst we did enjoy our stay, the lack of private outdoor space is disappointing, so we wont stay there again.

Comfortable cottage in a lovely area. Disappointed that the pub listed as 0.8 miles away didn't exist as we were looking forward to a lovely walk to enjoy a birthday celebration
It was in a lovely location and big enough for 4 adults. Two parking spaces were very useful. There was plenty of hot water and the cottage was well furnished. The modern kitchen was well equipped. We had a great week.

Lovely accommodation, comfortable, clean and well equipped. We would have no problem recommending this property however when we had a problem, the shower not working, it was nigh on impossible to report the problem. In the end we went to Seahouses to the office to inquire if there was any information about our problem as we had received no communication from Sykes. This was very annoying and could have spoilt our holiday.

This cottage was absolutely lovely however, i have 1 little gripe. ..dog friendly means you accept everything about dogs, First thing we read is please do not put dog poo in the bin use public bins. Not best really as the nearest bin we found was a good 12 mile up the road. Myself 55 AND MY MUM 75 have bad legs so this was the only issue for us. The cottage was well equipped, cosy & welcoming other than that
We had a lovely holiday in 9 Budle Sands, it had everything we needed although a fenced off frontage would be even better especially with dogs. All in all a really great place to stay..

Visited during the very cold weather, we found the cottage warm and comfortable. The kitchen was well equipped and the welcome pack appreciated. Very pretty homely cottage, no problems with the house For the management company, the step and paths were very icy would have appreciated grit put down.

Lovely property spoilt by poor communications. Needed the double bed made up as singles but despite contacting Sykes it was impossible to get this message through to the owners. Also the work going on in the property next door detracted from a peaceful holiday
A superb property in a great location. Would recommend for a great self catering holiday.
Whilst it said the garden was enclosed on three sides we did not expect to just have a concrete parking place about a metre from a picnic bench the whole complex was enclosed on three sides but there was no individual garden. The rear door simply opened on to a road for the properties at the rear. I scrubbed the dishwasher filters as they were very clogged, cleaned the freezer of crumbs and dusted away many cobwebs. Old dirty sock was under the smaller bed, shelf in the ensuite coming away, shower was fixed in the bathroom after feedback. Lack of spare toilet rolls and any products to clean with was also disappointing. Not a particularly comfortable space to eat in the kitchen. Beautiful area though.
Great location, 40 minute walk into Bamburgh. Close to Seahouses, Holy Island Lindisfarne etc. parking for 2 cars.

A great location and fantastic views
The Cottage was beautiful and we had a good stay there. One of the photos was misleading, of the beach view. It lead us to believe that you just stepped out of the door, across the road and there was a beach. We had to walk down a long footpath after crossing a busy main road and the dogs had to be kept on leads wherever we went due to the nature reserve, which is understandable, but needs mentioning. Otherwise a couple of good days away.
Property is very comfortable and warm. Especially liked the good quality fluffy towels. Disappointed in Northumbria cottages. We have used a few companies in recent months and every one has texted me to let me know if cottage was ready and available ahead of 4pm check in. We did turn up a bit early and it was ready. It would have been good to know this as the weather was particularly nasty and a 4pm check in is rather late!
Beautiful cottage in a great location for exploring the Northumberland coast. Was perfectly sized for 2 adults and one small dog. The second parking space was a nice bonus. The only slight frustration was needing to turn on the hot water at least 30 mins in advance of having a shower for the water to be hot enough. We understand there isn't much that can be done about this due to the property having an oil boiler and it was manageable once we figured out how to work it.

I thoroughly enjoyed my stay. It was peaceful, comfortable and just the rest I needed. My dogs loved the beach and when we came back it was warm and cosy. A lovely hot shower with ample hot water and fluffy white towels. The bed was so comfortable and linen fresh and spotless! There was a problem with the front door handle which came off the bar running between the handles which I managed to push back on. This did not make any difference to my stay and I would love to come back soon. Thank you.
Generally a comfortable, clean and cosy cottage in a fantastic location. Downside of the property is the compact dining kitchen, not practical for four adults and two dogs. Would definitely stay in Budle Sands again but not in this property. Rather niggled that having paid over 800 for a 4 night stay in February there wasn't even a spare toilet roll!!

A lovely place to stay and location. Well appointed and every thing you need is there. A gentle walk in to Bamburgh around the coast. Or there is a bus stop just outside on the main road. So many place to explore.
The cottage had a warm welcoming atmosphere just what was needed after a long journey. The Christmas tree was such a thoughtful touch and much appreciated. The cottage is in a lovely setting and a perfect position for walking and sightseeing.

Nice comfortable cosy cottage with everything we needed. 2 mins walk from a stunning beach. Bamburgh and Seahouses are a short drive away. Lots of walks available as soon as you step outside.
Great holiday cottage spotlessly clean, comfy beds and in a perfect place to walk my golden retriever along beautiful deserted beaches to Bamburgh and beyond. The whole area is very dog friendly allowing them into pubs and restaurants. We will book the cottage again in the future.
This Cottage is in a great location, however, the Cottage downstairs needs a thorough deep clean, floors very dirty and rug and cushions need replacing due to stains and dog wee smell! This kind of spoilt it for us as the smell in the living room was awful. I have 2 dogs so I'm well aware of their smells but this is years probably of not being cleaned properly. The kitchen was well equipped but as a previous review stated the cleanliness of the downstairs needed addressing and also the tins in the oven were unusable I took my own with me I contacted Sykes who spoke to the owner about my concerns and when I was contacted back by Sykes I was assured this would be sorted!! It was not sorted, the said tins were still there and as the previous review they were unusable which disappointed us. The Kitchen floor, like the Living room, needed a deep clean. Bedrooms were beautiful, lovely clean crisp bedding and comfortable beds. Lovely towels too. Overall I would expect the owner to address these issues to avoid further not so good reviews!.

Excellent position and generally good facilities for four people and two dogs. The patio and seating are perfect for afternoon evening relaxing and the provided hose was great for washing the dogs after sandy beach walks. The seating in the lounge is getting a bit tired but is ok. The kitchen diner is a bit tight for four but acceptable. Takes some time and concentration to fathom the hob and oven controls however! Roasting tins need replacing unusable. En suite bathroom needs attention shower tray surround is loose and potentially dangerous, and the sink shelf is loose at one end. Despite these signs of wear and tear this is a good property, if somewhat expensive.
Lovely holiday cottage, we've stayed here several times now and always enjoyed. A shame the prices have gone up so much in the past 2 years, we will have to look for another place next summer as the 2024 costs are just too high.
Overall property had everything we needed for our stay and great for visiting Bamburgh ! However we have a few minor gripes thick cobwebs around higher ceiling beams noted especially in main bedroom, dead wasp on desk seat in lounge. Very stale odour in the property when we first arrived! No ground grass for us to toilet our dog despite being dog friendly and no facility to dispose of glass waste which we never encountered before. We did thoroughly enjoyed our time at Budle sands and as I said at the beginning only minor issues , and we would stay again in the future!
There was a leak from the upstairs bathroom into the kitchen.
Lovely location and well kitted out amd comfortable cottage
A lovely cottage which is very comfortable, clean and wellequipped. It is situated in quiet and beautiful surroundings with just a short walk to Budle Bay and a short car ride to Bamburgh. The cottage is an excellent base for visiting other places such as BerwickuponTweed and Holy Island. We had a lovely week and enjoyed many walks with our dog along the wonderful beaches in this part of Northumbria.

Lovely clean and welcoming! The kitchen had just about everything you would need to cook anything. The beds were big and comfy lovely location with the beach on your door step, our 2 dogs loved it. Would definitely book again.

The house is cosy and quiet. .......
We loved the property, its close proximity to the coast and the cosy interior. The kitchen was well equipped with a range of utensils, cooking equipment and crockery. The central heating kept the cottage cosy and warm. All in all we had a wonderful stay and would consider coming back.
Very warm and comfortable and brilliantly located house. We very much enjoyed our week.
