Excellent experience all round. Fantastic facilities, spacious, warm and exceptionally well equipped accommodation. Dairy box was brilliant and excellent value too. Plenty of space for 8 adults plus baby and a dog. Super views from the living space. Hot tub a real bonus, well cleaned and perfect heat even on a cold and windy evening. John, the owner, responded quickly to queries before out visit and very helpful. It looks great on the photos, but we found it exceeded this in person. Some good walks nearby. Albion Farm Shop and the Turkey Shed within walking distance. A wonderful family weekend!

From the moment we arrived we were impressed with the conversion of the barn. The open plan living space meant we could all be together whatever the activity. The kitchen was well stocked with all we needed. The dairy box was excellent value for money Im sure there was more in it than was listed so thank you. The bedrooms were all a decent size an ensuite would have been a bonus but were knew this before we booked. The garden isnt very big but it suited our needs and the hot tub was a success. The owner was always contactable and very helpful especially when I left something and he happily returned it. A great stay thank you.

Had a lovely stay at Upper House Barn just a couple of minor points the key safe was extremely difficult to open especially in the pouring rain! And we felt some of the crockery had seen better days. Overall the barn was beautifully decorated and presented and the views from the hot tub stunning.
Absolutely gorgeous place to stay! We had a wonderful time, and the views were absolutely breathtaking. Sitting in the hot tub and looking out over the beautiful fields was such a highlight, it really set the perfect atmosphere for our trip. The facilities throughout the house were modern and spotless, and the bathrooms were lovely, really clean and highquality. The place had everything we needed, and all the equipment provided was above standard, especially in the kitchen. We also really appreciated the dairy pack, as everything was fresh and such great value. The location was ideal too, peaceful and scenic, yet close enough to town for anything we needed during our stay. Everyone absolutely loved the house and would come back in a heartbeat. Thank you for providing such a brilliant place for our weekend away!
We could not recommend this place enough. Peaceful, well stocked, very comfortable, great location with easy access to lots of little villages and family friendly country walks. The Hot tub was ready and waiting for us and was brilliant even in the snow. Only one minor downside, because its a barn with upside down living you can hear walking from the upper floor when in downstairs bedrooms. It wasn't a big deal Recommend the Turkey Shed, turn left on main road 15 min walk its beside the farm cafe. Fridays and Sundays great family bar with live music.
Well appointed property providing spacious accommodation for our family gathering. Definitely a wow factor when entering Upper House Barn. Great communication from John the owner who couldnt have been more helpful, particularly when helping us with one of our cars in the snow! Would definitely recommend this property and location.

Had a great stay over the weekend. Plenty of room for all of us, very well equipped with facilities, and a good amount of fooddrink places within walking distance. Lots of scenic views in the area too!
Upper house barn is a stunning place to stay, the photos dont do the inside justice. We were worried that there would be sparse furnishings but actually it was lovely to have the space and certainly enough seating. The kitchen had numerous modern appliances, all the bedrooms were exceedingly spacious and comfortable. The whole place was spotlessly clean, and there were fairy lights strung around the beams which gave a lovely ambience in the evenings when you didnt want the lights on full. The hot tub was a very enjoyable addition which we made use of on a couple of nights, even though it was raining. we loved our time here with easy walks for our two dogs and even got to see a barn owl taking off from the barn next door on two or three evenings. Just a short drive from Saddleworth Moor we had a great amble on a sunny day.
Cottage was lovely . Very well equipped and plenty space for 8 of us and 2 dogs . There was just a couple of things we thought needed attention. The security light at front of property wasnt working we noticed when using the hot tub in the evening. A shoe rack at back door would be a good idea . But overall we enjoyed our stay at Upper House Barn .

Great accommodation, loved our break. Very spacious but still warm, clean, comfortable beds and the dairy box was a great addition if you decide to get one. Just a warning if you are taking children or 'early risers' they will wake you up walking around upstairs as all the bedrooms are on the lower floor. John the owner was friendly & helpful, he also gave my mum some tips on where to visit and get the tram into Manchester. Would happily return and recommend!

Brilliant spacious accommodation, we had a great stay. The property is clean, cosy and the beds were big and comfortable. The hot tub was a great addition as well. The host was responsive and helpful. It has beautiful views and is within close proximity of great pubs and walks. We really enjoyed our stay and will definitely come back in the future!

The barn was wonderful, we were all impressed with the stunning views, the level of finish and the Hottub. It was a great location to all be together for a special occasion with a big dining and lounge area. The extra towels that were provided for the Hottub were a bonus and the owner popping by to make sure we were okay was most appreciated. I would definitely recommend it.

This is lovely accommodation, really clean and comfortable. Has all.the things you need like dishwasher and washing machine. Hot tub an added bonus. 7 of us stayed here as a base for the Manchester Marathon. Owner advised Derker as closest tram with parking, went there and had easy ride into city. Would definitely recommend.

Stayed here for doing the Manchester Marathon as it was a convenient location to get on to the tram network Oldham Mumps into the city centre, and was perfectly suited for having a 4 year old with us. Absolutely fantastic place, really enjoyed our stay here, it had everything we needed, really comfortable and spacious, the views over the moors were lovely, the kitchen was very well stocked with everything you would need for cooking, the dairy box was amazing, my daughter loved also loved staying here and didn't want to leave, and the hot tub was also perfect the day after the marathon
We had a fantastic stay at Upperhouse Barn over the Easter Bank Holiday weekend. The barn was well equipped with everything we needed for our stay and we will definitely be booking again in the future.
My family were really only sleeping there, and were eating at our house. They did notice that the cooking facilities for 8 people were somewhat limited Apart from that, it was truly exceptional the hot tub, the views, the bathrooms and bedrooms, and the spacious living area. We had a brilliant stay at this house. It had everything we needed, was very clean and we loved the hot tub. Lovely views and we enjoyed dinner at a local pub and breakfast at a local farm shop. Would definitely recommend to people and would stay again!

We stayed at the property for my sisters 16th birthday. Such a stunning property, clean and very well looked after in lovely, quiet location. Only a half hour drive from the main shopping centre in Manchester. John, went above and beyond to help out. Would 100 recommend and certainly looking forward to staying again the near future
We had a lovely stay and would love to return again. The house it stunning and decorated lovely, couch very comfortable. There are smart TVs in every room which was great. Beds very comfy although one of the decorative throws on the bed was very dirty like it hadnt been washed. And one of the beds in the room near the back door was so creaky with the slightest movement, it may need tightening. The hot tub was very clean and back garden and views were nice. Very modern place with all amenities provided. However it does require a deep clean eg. Stains covering bathroom wall by the sink and the oven was quite dirty inside. Could also do with hand towels in the bathroom. However, towels and provided for the bathroom and separate for the hot tub with wash baskets when you are finished. The downstairs shower so stiff to turn the temperature dial & the water was too hot we couldnt use that shower as it was stuck to lava setting, only 1 of 7 of us could turn it so this could do with looking at not sure if owner was aware. Overall would recommend staying here.
Wow! This property looked amazing in the photos & it didnt dissapoint. There was everything we needed and more. From the board games, sofa blankets, hot tub towels all displayed beautifully, cooking condiments etc. We loved every moment of our stay especially the hot tub with the most amazing views, they were breathtaking. Thank you for thinking of everything to make our stay an absolute pleasure, we didnt want to leave & will certainly be back again. From all 7 of us we couldnt have wished for a more perfect place for our celebration and family time. Thank you & keep up the amazing work
Great property, bedrooms all equal sizes and spacious. Wellequipped kitchen and lovely setting. Only suggestion would be another chairsofa for the sofa area so all guests could sit together, and the sound of people walking normally upstairs, is so so loud when in the bedrooms. But only minor comments, would definitely stay again!

Stunning space, ideal for our family group. Plenty of room to eat and hang out together whilst being able to have our own space too. Very thoughtfully equipped, with everything we needed to cook and eat together. We really appreciated the responsiveness when we had one very minor issue. The Dairy Pack was fantastic and highly recommended. The eggs and butter from the farm were superb. Highly recommend this property.
