Just come back from an excellent weeks stay at Hill Brook Barn. The accommodation is excellent with everything you could possibly need, the beds are so comfortable and the hot tub was another plus for us. Thank you very much Grace for letting us stay.
Beautiful accommodation, fantastic setting and Grace was very helpful, without being intrusive. The barn is well located for some fantastic walks and amazing driving roads. There are many fantastic pubs restaurants around the area. To be fair, the photographs don't do the property justice. We would definitely stay at Hill Brook Barn again.

The barn was very well equipped. Attractively and comfortably furnished. The owner, Grace, couldn't have been more helpful. She met us when we arrived and showed us around the property and explained things to us. The barn was equipped with local maps and walks pamphlets and Grace gave us advice about local pubs, shopping and transport. The barn is up a farm track but we had no difficulty in getting Sainsbury's to deliver and we had three taxis Tiger during our stay. Beautiful walks from the door, beautiful views from the windows and friendly wildlife came to visit. Would highly recommend.

We found the barn easily using the hosts Grace directions and was pleasantly surprised at how much better looking it was than the photos , they definitely don't do justice to the beautiful surrounding fields and the tasteful dcor and good quality furniture, as well as all the outside furniture on the surrounding patios a barbecue, sun loungers, chairs, and even a bench situated near a stream. Plenty of places to sunbathe and relax as well as dipping into the nearby hot tub. The host Grace was warm and welcoming and showed us round informing us of how to work everything and what her home offered for a fun filled and relaxing holiday. We stepped into a large beautiful hallway with large windows, which provided comfy chairs, a table covered in magazines and books, which was a lovey place for us to relax in, when it was raining. This led us to an open plan kitchen which was packed full of everything you needed to cook a meal from scratch, as well as bake a desert, including recipe books for guidance. The large American fridge freezer could hold 2 weeks worth of groceries and a lovely dining table and chairs completed the whole dining experience. There was a utility room with a washing machine that was easy to use and an airier for drying the clothes. There are large radiators throughout the property which kept every room warm and cosy. Especially the lounge, which had a big comfy sofa and chairs and a tv with all the channels you need for a cosy night in as well as games and jigsaw puzzles that kept us entertained. The bedrooms each have a different view of the lovely surrounding countryside as well as their own luxurious ensuite bathrooms , in the morning I could, from my bed watch the sun come up, it was like an expensive painting. And I enjoyed watching the antics of the farm's sheep quickly grazing from one field to another they were so fast!. There is a choice of beds, King, double or single, and they were all comfy with lovely clean quality bedding that coordinated with the dcor. Grace provided leaflets on different circular walks you can try, but we were only there for a few days so we visited a few country styled pubs nearby instead, which were welcoming and cosy, but we enjoyed this lovely home and the surroundings so much we are booking again for maybe 1 2 weeks quite soon, to try these walks out.

Another wonderful week at Hill Brook Barn. I am really lucky to have been twice this year! I grew up in Grindleton and try now to stay at Hill Brook when I am home visiting. I would absolutely recommend staying here, especially if you are looking for peace and quiet in stunning countryside whilst having access to all the Ribble Valley and Forest of Bowland have to offer. I love to sit and take in Pendle, the hares, sheep, pheasant and deer and curl up in front of the fire in the evening. Thank you Grace and John once again.

The best equipped holiday cottage we have stayed in
We stayed at Hill Brook Barn two years ago and found it just as comfortable and very well equipped again. Grace was very welcoming and helpful about walks near to the barn. The area has lots of circular walks, of varying distances, and plenty of history in its buildings and people. Definitely worth visiting.

The property is in a beautiful spot with extensive views in all directions. We really enjoyed the scenery when relaxing on the large wellfurnished patio or lounging in the hot tub. Grace the owner was very kind and helpful. There are plenty of walks in the area and lots of places to visit. Skipton Castle was a hit. The beds are big and comfy, the bathrooms excellent with loads of hot water. The kitchen is the bestequipped we've ever had! We highly recommend Hill Brook Barn and hope to pay a return visit.

This property is as good as it says it is on the reviews. A modernized & very spacious barn, fully stocked with all the amenities you'll need. In a stunning & peaceful location, we saw plenty sheep, cows, rabbits, lovely plants & so much more... Binoculars were a great idea! Showers, Beds, Kitchen all stunning & 100 clean. Plenty bathrooms for convenience. We used what3words obviouscalibrateoutgrown to find the exact location as its not yet on google maps. A huge thank you from us all, Grace & John, for your service with a smile!!

An absolutely lovely barn. Very spacious and scrupulously clean. The owners were very pleasant and helpful and always on hand if we needed anything. The hot tub was very welcome and the four bathrooms meant we were never far away for a rinse down afterwards. The kitchen was better equipped than my own and the adjoining patio was lovely and spacious. The bedrooms were lovely with high quality pillows and bedding so we all had great sleeps. The main positive for us was the gorgeous setting with surrounding farmland and stunning scenery. Can highly recommend the barn and we hope to be back again in the future.

Some initial difficulty with the surface coming off the main road , which I m sure looked worse after a seven hour journey beware the potholes etc especially off Sawley Road and by the School . The holiday cottage itself was outstanding. Other reviews have waxed lyrical and rightly so. Wonderful accommodation and location and great hosts. If you enjoy peace and quiet and being immersed in nature whilst enjoying all the amenities of a beautiful home, this is for you. The owners take pride in the Barn and quite rightly so . Built with care and love and managed the same way. Our dealings with Sykes however were woeful but that s not one to go into here. Wow! What a superb barn conversion. Spacious, comfortable and beautifully appointed property in a stunning rural location. The views from the barn were amazing and we spotted so much wildlife. Binoculars are a must when you visit the barn. Our stay could not have been better and the owner Grace was most helpful and friendly during our stay. The perfect spot for a family getaway over Easter! The owners were absolutely lovely and made sure we had everything we needed. The property itself was fantasticimmaculately clean, beautifully maintained, and so well equipped that I felt like I was in my own kitchen! It felt incredibly safe, and the kids had a blast running around and exploring outdoors on sunny days. On the rainy ones, there were plenty of puzzles and games to keep us entertained indoors. Were already looking forward to coming back in the future!

The barn is beautifully situated in a peaceful and scenic location, perfect for a relaxing getaway. The accomodation itself is modern, clean, and well equipped with everything you could possibly need. The beds were comfortable par excellence, and the views from the bedroom windows are breathtaking. The outdoor area was equally impressive, with lots of space for the kids to run around, sturdy outdoor furniture and a stream flowing by which provided a tranquil setting. Grace and John were extremely welcoming and attentive, ensuring we had everything we needed for a comfortable stay. Hill Brook Barn is the most beautiful property full of charm and character. Every need is thoughtfully catered for and it is spotlessly clean,comfortable and cosy including the most comfortable mattresses.With great attention to detail in the furniture and furnishings it is a pleasure to sit in such a lovely homely space. The setting is stunning.Surrounded by countryside we could watch cows,pheasants,swallows and even three deer who came to visit. The area has lots of interesting places to visit and our 3 night stay was not enough so we will look forward to returning. Grace the owner was a lovely host,warm,friendly,welcoming and helpful.Nothing was too much trouble. Cant wait for our next visit.
An absolutely stunning property, located behind a farm in peaceful surroundings. The scenery from this property is beautiful and you can happily spend hours watching nature and the weather. There are pleasant views of Pendle Hill to be enjoyed. The cottage is a superbly finished barn conversion with all the amenities you would require for a relaxing break. The owners are on the farm and are very welcoming and helpful. We will almost certainly return as this is the perfect location for a quiet, peaceful and enjoyable holiday.
The property is really well appointed and situated in a lovely quiet secluded rural location. It is was very, very clean and has everything you need. Copious hot water, dishwasher, washing machine, sunny patio, sun beds and much more. The hosts, Grace and John, were most attentive and extremely helpful. There are numerous good restaurants and pubs near by. Lovely walks through super landscapes. We stayed with our daughter and grandchildren one of which is a toddler and everyone was catered for with games and stairgates etc. I am only too pleased to recommend this property.

We loved every minute of our stay at Hill Brook Barn. Beautifully decorated and furnished, well equipped, spacious, spotless and super comfortable beds. We received a lovely welcome from Grace who made us feel comfortable and enjoyed our chats. There is lots of information available of places to visit and activities within the area. The spacious patio area, with table, chairs and sun beds enabled us to soak up the fabulous views from the barn and watch the farm animals in the neighbouring fields. We visited Sedbergh, Clitheroe, Holden clough garden centre, Shackletons and even went spinning at Clitheroe Leisure. We will definitely visit again.

We had a great time , The barn is in a beautiful setting, surrounded with sheep and wild life. You are close enough to amenities, so the best of both worlds, The host was great too, she made sure that everything was in working order and that we had everything we needed. I would highly recommend it.

A very comfortable and well equipped cottage with a first class host and breathtaking location. We consisting of my husband, me, my PIL and our little boy spent 1 week at Hill Barn Cottage. All of us had a fantastic time even though weather had not been very kind. My little one spotted a curlew right outside of the kitchen window!!! The cottage has everything you can reasonably need. Lots of space. The beds were amongst the most comfortable we have ever slept in. If we return to the area, Hill Brook Barn would be our top choice for sure.
