The property was lovely, just what we wanted for our trip. It was my sons 30th birthday and accommodated 12 adults perfectly. There was enough space for everyone. We had a few issues with cleanliness, the glasses and plates were dirty, the pans were filthy. There are a lot of chipped glasses in the cupboards. The milk frother had not been cleaned and there was a thick layer of old milk inside, this was not acceptable. There is an infestation of ants, they got everywhere, into our food, in the cupboards and we were constantly flicking them off the dining room table. Im especially upset as they got into my sons birthday cake making it inedible. Its a shame there were a few cleanliness issues otherwise it would have been perfect.

We had a lovely stay at Ecclerigg Garth for our mums 70th birthday mix of adults & kids a doggo staying. The location is great, about a 35 minute walk to both Windermere and Ambleside and right next to Brockholes with a great playground and zip world. Plenty of lovely places to eat nearby too. Lake views are amazing too! The property is ideal in size and has everything you need for your stay. Its perhaps a tiny bit dated and dusty in places, but still lovely. The giant sitting room, balcony, large dining table and garden were a big plus. Plenty of bathrooms for a large family too. The only real downside was the ant infestation in the kitchenliving room. We were very careful to put away and cling film wrap all food but sadly they still got into my mums 70th birthday cake before we had chance to eat it We did get a very quick response from the owner when we raised this thankyou! And the maintenance man was there in minutes to get ant powder down. However, it didnt solve the problem so we ended up a bit on edge and grossed out about eating at the property. We'd reccomend the owner doing what can be done with pest control when the property is empty to try and avoid this issue for future guests. All in all though, a lovely stay.
Just home from a lovely family Christmas at Ecclerigg Garth. The location is brilliant. Perfect for walking, local trips to Windermere and other local towns. Managed to get out on the lake on the kayak that's at the house! Even in December it was really fun and tranquil experience. The house was perfect for the number of guests. Enough for everyone to have own space. Clean linen, towels and also basics like washing up liquid, dish washer tablets, washing capsules, tea towels, scourer, hand soap in all bathrooms and cloths.... wood to start the fire too. Maybe good if had a list of what provided to help with what to pack. Had an amazing meal at Blue Smoke at Low wood bay. Highly recommend the Chateau Briand! We were happy with facilities in the house. Perhaps a guest book may be a good idea so can share experiences and recommendations!
Property not at all as listed. Property was very tired and in need of update. It was not cleaned properly and some H&S related issues that were not dealt with promptly enough including a broken thermostat on the boiler that meant tap hot water was constantly at 80 degrees instead of the HSE recommended 50. Ensuite shower could not be used for 5 days as it was leaking onto electrical cabling in the bedroom below. No instructions in the property so you have to work out for yourself how heating, wifi, TVs etc work. Impossible to get hold of Sykes as the contact number given takes you onto a telephone loop that ends with a message to fill in an online form that they took 3 days to respond to. I could go on but hopefully you get the picture
We stayed in Ecclerigg Garth in August 2025 and would definitely recommend. The house is beautiful and the communal spaces are perfect for large groups families. The bedrooms are lovely and the garden and outside space gives you the feel of the Lakes whilst being close to everything you need. Its a great base for a Lake District holiday.
Onderful property and location let down by a rather dated and tired interior. The bedrooms are spartan and lacking in comfort, no dressing tables, no chairs, old rickety wardrobe, poor quality mattresses, flimsy cheap curtains. The large upstairs living area has a multitude of cheap soft low sofas, but not a single chair suitable for those who are unable to use soft low seats. The downstairs front televisin room has one low poor quality soft sofa, and nothing else, again no chairs suitable for sitting on. The shag pile rugs slipped and slided and crumpled and are a hazard. The high rise kitchen island seats are ugly shakey unstable and are overdue replacement. Several of the Venetian window blinds throughout the property had lost their cords and controls and had bent broken slats. The glass shelves above wash hand basins in bathrooms were either missing or dangerously loose.. The basket for shower gel shampoo etc was loose and fell off the wall. The tumble dryer filter was completely choked and its tank was full, indicating that it hadnt been cleaned for some considerable time. The dishwater filter was choked with old material including cling film.
Excellent cottage, amazing location and superb host. Spacious garden with football goal posts. Nice outdoor seating area. Main room has a lovely large TV screen and ample seating for a large group to socialise. Fantastic facilities in the kitchen and dining room. Right next door to the Brockhole Visitor Centre too! Thank you so much, we made some great memories here!!

Beautiful cottage, idyllic location. Great fo a family gettogether, all facilities catered for.only fault we found was lots of bulbs out In kitchen in fact only 3 worked and jacuzzi bath spat out black sludge when first activated. Which on grand scheme of things is nothing .
The place is in need of alot of TLC and a very good clean the bbq area and patio v dirty, upstairs balcony full of sweetlolly wrappers from previous people, house very dusty and not clean, beds shocking the bed I slept in you could feel springs. May sleep plenty but not worth the money. We stayed in another house for the following few days for same price and it was second to none compared to this def wouldnt go again and whole party felt that way!!
Not a great Christmas break for the family, unfortunately! ! We had to get a heating engineer out literally every day throughout our 7 day holiday as there was no heating when we arrived and it continued daily throughout our stay. On Christmas Eve we received an email from Lakelovers saying there was now nobody in the office until 27th December so cannot deal with our issue. Thankfully the owner was more responsive when we phoned him and he did manage to send an engineer out Christmas Eve night as we now had no heating or hot water! The property should not have been rentable under these conditions. Also when we arrived the dishwasher was full of crockery, there were filthy roasting tins in the ovens and the ovens too were covered in dirt and grime. The house did not look like it had been cleaned at all. The dust under beds and on carpets was disgusting. We have not been offered any compensation for having to buy copious amounts of logs to keep the open fires going for our only source of heating, a dreadful service by Lakelovers.

There was no mattress protector in master bedroom. all window sills were thick in dust and cobwebs, all shower areas had black mould and looked in need of some TLC, the bbq,s were full of ash and the cooking grills were dirty and rusty luckily we bought our own and the WI range could be better. It had a good sized carpark, lovely patio and outside dinning area with a nice garden in a secluded spot.
