This is a lovely little cottage with everything you need for a week long stay, with a well equipped kitchen. Despite other reviews mentioning traffic noise, which yes you can hear, the best weeks sleep was had for a very long time. The bed is very comfortable. The cottage is ideally situated for travelling around the Lakes with some lovely walks right from the cottage with the local pub a 2 minute walk along the lane. We found no issues with parking by the barn plenty big enough for a Qashqai. All in all would be quite happy to book Barn End again. Only 1 tiny issue the heated towel rail in the bathroom was not working and only mention this as owners may need to sort this issue, but as the cottage gets lovely and warm especially with the log burner was not really a problem at all. A really nice week was enjoyed here both by ourselves and our labrador.
We really enjoyed this cottage which is perfect for two. However, coming to the end of the year it does need a bit of a refresh with the paint. Some of the walls were a bit grubbydirty marks. From other reviews people had commented on noise, you can hear the noise from here but it isn't a hugely busy road so was pretty quiet later on. Access was good and views were good too. Great pub The Outgate Inn a two minute walk from the property with good food and drink
The cottage was very cosy and warm. It had everything we needed. The welcome biscuits were appreciated and are a lovely touch. It felt modern and well equipped.The windows let every bit of noise from outside in, so they obviously need upgrading. However, luckily its a really quiet area so we wasnt too bothered. The car parking space outside the barn was just right for the car, however if access was needed to the barn, then this would have been an inconvenience as we dont always want to go out for the day, and there didnt seem like there was anywhere else to park. I liked the choice of tv channels and I loved the log fire. The sofa was comfortable. It was an induction hob in the kitchen so people with pace makers wouldnt be able to use it. Everywhere was clean except when you looked alittle closer there was dust here and there. There was also mould all over the bathroom. WiFi signal was great but no phone signal for me EE. It feels secluded somewhat but Hawkshead and Ambleside are very close by. Overall a lovely stay. I would recommend.
We arrived at 3. 45 and the bed was not made up and dirty towels in shower not impressed.not hovered or clean. 2 people came after phone call but not to standards . No mention of the bend of the road close to cottage as it is b road the traffic was a constant noise we left 2days early to get some sleep also no proper fire exit I work for draeger who make fire equipment!!!could do with some decorationkitchen upgrades as fridge is very noisy .

The accommodation was as described. Comfortable and equipped to a normal standard for holiday homes. It did look as if some of the information in the guide was missing. Heating instructions very sketchy we only managed to get 2 rads working. The awful weather we had meant we always had wet clothes to dry too. Cooker instructions non existent, but we managed. Nice touch that washing up equipment and bathroom bits were left. Nice to be able to bring our dog but the lack of outside space meant, to us, that Barn End wasn't particularly pet friendly. Overall we thought the accommodation was good.

We absolutely loved our stay at Barn End. It has been designed really well, with everything you need. Although small it makes really good use of the space. The bathroom is a really good size with a lovely hot radiator. We loved the foot stall as it made the sofa really comfy for two people. The kitchen is very well equipped, one of the best cottages we have stayed in The Lakes. Also there are 6 beautiful Le Creuset mugs which was fantastic. All the equipment is good quality. Only small criticism is it could have done with an additional frying pan. The fridgefreezer is an under counter one. However although the freezer section in the fridge is small, I managed to just fit in my dogs raw dog food for the week! The fire is so cute and extremely easy to use. It draws really well and therefore doesn't take much to get it going. The car park space in front of the barn to the right of the steps was plenty big enough for our Passat. We had no issues with this all week. Yes you can hear cars going past, but it didn't bother us at all and added to the charm of being in the village. They could do with updating the single glazed windows like next door have done. This would make a huge difference. There are some beautiful walks straight from the doorstep to Hawkshead and Wray Castle. A few cleaning bits here and there could been improved. For example the skirting boards and dog hair attached to the feet of the chair! But I'm being quite picky now. All in all we loved our stay and although we never go back to the same place, we would be tempted to do that with Barn End.

What a lovely place to stay. The cottage had everything we could possibly need for self catering. It was very comfortable, lovely big bed. Nice modern shower room and kitchen. Great location with walks right from the door down to the lake at Windermere and Wray Castle. And a nice pub just 2 mins walk away. Hadnt realised so much would be provided in terms of dishwasher tablets, tea towels, etc so that was a bonus. The little box of tea bags and biscuits etc was a nice touch too. Only negatives were that it was freezing cold inside when we arrived and took ages to warm up once we put the heating on. The towel rail in the bathroom didnt work but we reported that so hopefully already fixed. And we only tried parking inside the barn once very tight and we dont have a particularly big car. And we got back to find wed been blocked in by someone else parking in our outside space. None of these would stop us booking again though, we had a great time and thought everything was a really high standard. Thank you!

Although the accommodation was as described, parking was an issue. The parking was along side their barn, space was limited to get the vehicle off the road. The barn was offered as alternative for parking but this would have been extremely dangerous manoeuvre requiring blocking the road by a blind bend with fast moving vehicles. Other points, the microwave was difficult to use due to its position, a small coffee table would be useful and the bathroom floor grouting could have done with a good clean. On the plus side the bed was extremely comfortable and kitchen well equipped

We loved staying at Barn Cottage and hope to return. Ideally situated in a quiet little village and quite central for touring around. Had a slight problem with the heated towell rail in that it was stuck on a temperature of 23 degrees but was quickly sorted after making a quick telephone call. Would suggest a comment book as people like to comment about places they would recommend visiting and restaurants or pubs which are worth a visit although we discovered several by ourselves. Barn cottage had everything we wanted and both my wife and I had a very enjoyable holiday staying there
Barn End is a fantastic , small cottage with all facilities needed for a perfect getaway . Yes at the moment Outgate Inn is shut but there are other pubs nearby in Hawkshead or Drunken Duck . It is near walking and cycling routes . As said in other reviews only slight blemish is the property being on top of quite a busy road ...didn't bother me but may annoy some ...overall I had an excellent stay in Lake District.

A little gem, perfect for two. Well appointed, spotless with all the mod cons you could wish for. We had a 4x4 which fitted fine in the parking space. Yes the pub is currently shut but Conniston, Ambleside and Hawkshead are only a few minutes drive away. Cars do drive past on the road, but considering it was mid term not many and very quiet after 6pm.
The property was clean although rather small. There was a lack of general condiments, although the bottle of wine was appreciated. There was no hot water in both sinks which we were told via voicemail on the way. The worst problem was the parking by the steps, the road is very busy, the barn was not accessible as there was something in front of it. You advertised the pub being within walking distance, it was closed due to lack of staff, not your fault of course. It was a major selling point and had we known when booking wed have gone somewhere else.
Barn End is a very cosy property,it is on a busy road but it is quiet at night. Unfortunately the Outgate Inn is currently closed which would of been great if opened as so near the property. We did have an issue with the hot water in kitchen and bathroom sink. Maintenance did come out it was ok for a day but didn't work again,we just boiled a kettle so not a great problem for us. We found the bed comfortable after reading some of the reviews we were worried however it was ok for us. It would be good to have a small clothes airer. Just a suggestion. The property is in a great location for walking. Our dog loved it as did we.

Lovely apartment, everything you need for a visit in the lakes. Kitchen and bathroom very modern, bed was very comfortable, and enjoyed the log burner on colder nights! No issues with cleanliness. The property is on a country road, enough to park one car safely, set away from busy areas so very peaceful at night yet very close to Ambleside and surrounding areas! We will definately stay again, it was perfect!

I think the description of the property being in the Rolling Country side away from the hustle and bustle of the outside world needs reviewing seen as you are right on a very busy noisy road. It also states you have a parking space but when you arrive it seems you have to park in the barn as if you park on the small space in front of the barn and go out you are blocking someone else's barn and they may need Access. We have a 3 series BMW to get this in our allocated barn we had to pull in the mirrors and only had literally space of about 5mm each side and back of the car . Good job we have a good driver in the family. Both of these points I feel should be stated in the listings. On to the good points cottage was very nice inside Living room comfortable love the barn door especially as there is no outside space although we closed it at times due to traffic noise Had a television that works lots don't now Kitchen lovely with all cooking utensils needed and a small breakfast bar to eat meals at Bedroom also really nice just enough cupboard space , I found the bed really comfortable Bathroom also nicely done . I found the cottage to be clean and airy. May need a freshen up with paint work soon to Keep it in this nice condition. To sum up parking noise of the busy road not good but the cottage itself is really nice

It was a really nice stay and close to both Ambleside and Bowness by car. We also has a nice lunch at local pub, The Outgate Inn. The only negative was the the bed which was very soft and not supportive. I understand that mattresses are a personal preference, but this was definitely too soft for most people. Probably needs renewing.

Had a lovely stay at Barn End location is perfect and it is just the right size for two people. The pub over the road is lovely and the staff were wonderful. Kitchen was well equipped and everything was very clean. A tiny bit of feedback is that the beds mattress is a bit sunken due to some collapsed springs maybe? So not the most comfortable. The Shower is a touch temperamental but I found if you let it turn on the eco setting for a couple of minutes the temperature maintained. Other than this, it was great, and have already recommended it to friends and family. As a note for people staying the road coming to and from Outgate has some huge potholes drive safe!
Couldn't be better. It's not too big but great for us 2 people 1 dog. It's secluded just the perfect amount. Amazing pub with great food within 2 minutes walking distance and on the other direction also 2 minutes walking distance there's an awesome pathway that leads to the nearest castle. More of a push until the castle, but totally worth it.

Last minute booking. Sykes so helpful in arranging everything. Accommodation is cosy and clean with good facilities. Outgate is a lovely village with scenic walks on the doorstep. We enjoyed our stay and will return in the future.

Lovely cottage in a perfect location for walking and cycling, with more than ample amenities for a weeks stay. Great to have use of the garage as a second parking space.
Thoroughly enjoyed our stay at barn end this week in a nice comfortable cottage but one point of concern was the electric shower and how it fluctuated between cold then warm then extremely hot water output all within a 20 second cycle,so I thought I needed to mention this so it could be sorted out before any other people stay as the hot water is dangerous if under the shower,tried all different settings on shower but did not change the water temperature changing so rapidly.

Lovely spot and good amenities, shower, smart TV. The bike store was well used. The cottage itself could do with a bit of TLC and a good clean. The bed also needs a new mattress as you could feel the springs. Bedding was good quality though. The only thing missing is a little outdoor area to chill in after a long day of cycling.

On the whole the property was nice and we really enjoyed our stay. However it needed a thorough clean which was disappointing and let the property down. The parking could be a bit of an issue if you have a big car, ours only just squeezed on the space.
