A lovely cottage in a delightful location. Some lovely walks from the cottage and the train station also within walking distance. Would definitely recommend and we hope to be back for another family holiday.

The property was excellent and very peaceful. Very welcoming owners. Some minor detailsno instructions re waste bins. Curtains in main bedroom didnt meet to cover whole window. Perhaps a small welcome pack? However, we had a great weekend and would recommend,

We had a fabulous week at the cottage. The beds were so comfortable. The hot tub was great and the location perfect. We ventured out every day to the many sights and activities in the wider location. Overall a memorable week with the family. Oh and our dogs loved it too!!!

As a family we all liked the Barn, the layout is good with nice spacious rooms. But we felt the the Barn was in need of some TLC. All the bathrooms need updating showers, and radiators and the flooring need attention, the downstairs bathroom door does not close. The master bedroom has woodlice in the beams and we were cleaning them up daily, and the furniture in the rooms is dated and could do with an upgrade. The kitchen needs new knives as they were blunt bent. And new pans as everything stuck to them. And the heat smoke detectors need looking at as no matter what you used to cook, being the oven, hob or toaster they were going off every time we cooked. To the point that the guests next door came over to make sure everything was OK. The kettle is broken the lid does not stay closed. The garden was nice and simple, the furniture again was dated and could do with updating, the hot tub was lovely but not all functions worked. There was no welcome pack with the usual details instructions. The location was lovely, nice and peaceful.

The cottage is very beautifully sited, the view from the upper floor is stunning, the lack of light pollution makes it a restful retreat. You have everything you need for a super break.
Lovely stay at the Barn. Would definitely recommend! The property was lovely and lots to see and do in the area. We were also pleasantly surprised to be invited to visit the lambs being born which was very educational for our children, thank you again!
Had a lovely stay at the Barn during our wedding weekend at Gretna Green. The property was extremely spacious, and the beds were so comfy! The hot tub was a nice touch as was the log burner. The property had such a cosy feel to it. Its only a short drive into Brampton where you can get supplies and we got one of the best chineses Ive ever had from Hoi Sun. Would definitely recommend this property to others and would 100 stay again if were were planning a trip up there again. Thank you

Fine excepting one of the upstairs bedroom smelt foul. Had to sleep with the window open and bathroom door shut. Disappointed
Beautiful barn, spotlessly clean. A real home from home. The owners were wonderful hosts, did not interfere but were around if they were needed. Loved waking to the sound of the cockerels every morning & watching them wonder around the farm. The hot tub was an added bonus & very well maintained. We had a really relaxing holiday & would definitely return. Thank you.

There was only one tea towel for the whole week, no long handled sweeping brush only a small brush and dustpan and no hoover which made it impossible to leave the property as we found it as is the norm. Also when using the oven, when you opened the oven door the heat sensor in the kitchen always went off, very loud too. We had one very windy day while we were there and were smoked out of the living room when we lit the log burner, there was no information anywhere that this could happen. The slabs in the patio are very, very uneven and should be completely relaid. They are very dangerous to walk on. There was no guest book with general information about the property and surrounding area although there were leaflets in the cabinet. On a plus, the beds were really comfortable.
The barn was lovely it definitely needs a little bit of TLC a lot of the tiles by the fireplace are loose as well as the paving flags outside one of them got knocked off it could be quite dangerous if there was children, and the bannister was very wobbly. The overall we had a great stay the hot tub was a great addition.

I really enjoyed out stay and thought the property was great. . I would have liked a large dustpan and brush or hoover Log burner was brilliant and hot tub plenty big enough for a family I found the owner really friendly and gave some good recommendations or where to visit

This was a lovely stay and owner was very helpful. Fire and jacuzzi provided exactly what we needed wanted for a relaxing few days away . Only things missing in the kitchen were chopping boards and perhaps salt & pepper. Also a sweeping brush would have been handy for the mud that came off our boots once dried. The 'only one shower' at a time situation was highlighted and was fine for us but I imagine some people wouldn't like it. Overall a lovely place to stay. Thank you.

Enjoyed our stay at the Barn. Well placed for Hadrians wall, Carlisle and even Newcastle and the East coast within a 1hr drive.
Our stay at 'The Barn' was enjoyable, the beds were extremely comfortable and felt very cosy . However the three showers were disappointing as the pressure wasn't very good and they ran very hot then very cold which isn't handy when showering three children. Luckily there was a bath. A sweeping brush and hoover would have been very helpful aswel.
The property was fantastic, clean and homely. We had everything we needed. The hot tub was clean and fantastically relaxing after a long day enjoying the local walks. We will definitely be back!
A comfortable base to explore the local area, back door to garden can be difficult to shut without slightly lifting. Patio slabs could do with relaying as potential tip hazard. Hot tub was an added bonus. Good food from the food court in Brampton and the for eating out The Duke of Cumberland in Castle Carrock was excellent, booking recommended. Just a shame we could only use 1 shower at a time or they would cut out. Only BBC1 and 2 available on the tv. Could do with a comprehensive guest information book. Some white goods manuals but the hob manual wasnt there. Hoover needed a good clean out and clothes airer was broken when tried to put up. For enjoyable walks and local interest especially Vindolanda Fort, lovely cafe and Talkin Tarn for a choice of 3 walks around the lake plus cafe for coffee reward after your walk. Sorry but wont be back to this property. Could do with a comprehensive booklet
Everything great except paving slabs outside where in poor condition. Beds really comfy and hot tub really good. Kitchen was great and nice bed rooms and living room was also good.

Arrived on the Monday and due to a family situation the owner wasnt available the barn was left open for us. Unfortunately the barn wasnt as clean as I would have liked with someones sock left in a drawer and a baby dummy found down the back of the bed . We didnt hear from the owner all week and I had to call for instructions when leaving property. The hot tub was a lovely addition but there was no ph testing kit and no chlorine tablets and both my children have developed a rash which the gp says was due to the hot tub not being properly maintained The barn was fine for a few days but not worth the price tag Im afraid to say
Had a wonderful stay at the barn, would recommend lovely part of the country and short driving distance to excellent pubs villages and woodland walks.
We stayed back in Apr 2023. We had a lovely peaceful stay, people were friendly and let us have a look round the farm. The accommodation was big and comfortable and clean. The only real issues that we had were that we all used showers after the hot tub and tripped the electrics, then spent an age trying to get them back on. We also had a rash, we believe from the hottub. Almost a year on though and the kids still have fond memories. They've mentioned several times about going back, and it's on our list to revisit at somepoint!
Everything was clean tidy and comfortable, the jets on the hot tub didnt seem to work properly, we tried to alter them but didnt make any difference, other tubs we have been in in you could real feel the jets hit your back, but not in this one, couldnt even smell any chlorine which you normally do.

We stayed here over new year and we had an amazing time. Everything you need is in the barn, tea towels, plates etc. all rooms were clean and tidy and were a great size. As we took our dog, there were some great woods nearby which we walked through daily and the farmer kindly let us run our dog on their back field. The farmer also allowed our children to look at the cows and puppy sell dogs which they loved. The hot tub was a bonus, although the weather was cold it was great. Only downside is it didnt have a shelter over it but we still used it. Would definitely recommend and hopefully will be returning again in the future.
Lovely cottage with everything you could need. Comfy beds and large ensuite showers. Garden was secure and dog safe. Hot tub was a lovely treat. Great location for visiting the northern lakes and Hadrians Wall.
Nice cottage in a quiet location. Cottage itself was clean and comfortable, however was very disappointed with the hottub as the jets didn't work very well and it was questionable as to whether the water had been changed prior to our arrival as the water turned murky and started smelling by day 3 so we were unable to continue using it.
The property itself was set in a lovely location and the space of the property was good. The property definitely needed some TLC Doors to the garden were broken and difficult to operate and there seemed to be a very large leak coming from the door frame when it rained, we tried to catch this in a pan however were unable to capture everything which led to the carpet being drenched. The owner had said this happened during last winters storms, however looking back on previous reviews it seems the door has been broken since 2019. The power to the hot tub was hanging off from the wall and seemed unsafe, the cover for the hot tub was broken, and the hot tub was not well kept as on the day of arrival there were lots of particles in the water and grit on the seatsfloor. The hot tub definitely could have done with some sort of awning so that you could use it in all weathers The patio in the garden was not level and most of the slabs were not secured down which caused one of our party to trip several times The gate to the garden and fencing were brokenleaning so it was not secure for the dog and at one point we had a random dog wander into our garden The tap in the kitchen was broken which meant when you turned it on water sprayed all over and also the cupboard door to the washing machine was broken so protruded out The cot that we were provided with also had a broken side so we had to engineer it to work Cleanliness could have been better there were lots of cobwebs around and the carpet in the lounge area wasnt great! For the price of the house I feel as though a few little bare necessities could have been provided such as cooking oil or salt and a welcome booklet with an explanation of the property would have been welcomed especially if you didnt know how to use the hot tub or are unfamiliar with the area. Also not enough towels provided and they are very small so I would definitely consider bringing your own.

Excellent property as listed. We had a small issue with the patio slabs sticking up and tripping. Spoke to owners about this. Very friendly owners more than happy to help. Hot tub perfect for my hubby after his walking Hadrians Wall. Very peaceful, and relaxing. Would definitely book again and take my autistic grandson who love the quiet and farm environment.

We had a lovely stay at the barn , I absolutely loved the cottage and the rooms were lovely &spacious , the garden was nice &big also , it was great having the owners on site & we even got some cakes off the family in the big house , think it was the farmers son & family , would definitely recommend it, a lovely chilling holiday, only thing was you need a car to get to brampton village as wouldn't chance main road unless there is a country walk into village & there us another lovely walk nearby talkin tan x

Amazing holiday cottage very spacious, clean and modern! Lovely location very secluded from the main road. Some lovely walks 5 mins from the property but you have to drive to locations as there is no sidewalk. Looking forward to booking again!
The barn was just what we needed. Lots of room, great log fire, great kitchen, comfy beds and big garden for our two dogs to run around in. The only thing to make it perfect would be for the hot tub to have a canopy but this didnt stop us using it.. Hosts were really friendly.

The barn is a beautiful property in an amazing part of the country. My family and I had a wonderfully relaxing time, made even more enjoyable with the hot tub and open log fire. The owners are on hand with any problems, infact we had a slight issue with the hot tub and they were there within 5 minutes of our phone call to put it right. Would highly recommend this cottage. We will definitely be going back.

Quaint cottage but in serious need of updates. Shower screen in master room over looking hot tub needs fixing. Mould and lime scale needs removing and flooring in en suit uneven. Broken chair in lounge. No instructions on how to dispose of recycling or rubbish or how to use everything. Using 2 showers at once trips the electric. We didnt get told this until the electric had blow and needs turning on in the main house. Fence outside needs fixing. We did have a good weekend tho but rather expensive when so much needs doing in the place
A very spacious and well equipped property. The house itself was comfortable and all the rooms a good size. There were plenty of walks nearby either to walk to or others 5 minutes in the car. The location was ideal for us for what we wanted to do. Enjoyed by both the dog and grandchildren. Only downside was the awful weather we had!!
