Saddleback Barn, Newton Reigny

We were impressed with saddleback barn overall, everything was there that was supposed to be. We had a slight issue with parking, we expected parking for two cars, but could only park one car in front of property, the second space that should of been available was taken by next door who had four cars. So my son had to park on the road. Instructions booklet was a bit grubby and had conflicting instructions as things had been updated but old instructions not removed. The grill in the oven, only one half worked. But wasn't really a problem. Slats were out of position on the attic bed. Stair carpet is loose in places. Some of the cooking equipment was dirty or worn out. However all of the above are minor issues, the property overall was brilliant, hot tub well maintained, in fact we saw the maintenance man twice in our short stay.

Unfortunately the pictures dont accurately reflect the property which was lovely but sadly not being well maintained, weeds all over patio area, dirty windows and bloodstain on one of the pillow protectors which the cleaner must have noticed. Generally felt a bit run down, however we had nice weather and a lovely family time but felt a bit let down on arrival. Plug in main bathroom didnt fit so couldnt use that bath and other one one not ideal for my elderly mum. Sadly not impressed.

The 10pm curfew, although understandable was a downside. We stayed during the heatwave and sat outside not in hottub which you have to be out of by 10pm chatting when a neighbour told us to move inside, and received a message from owner too. The patio had weeds and nettles growing up thro the paving which wasn't very pleasant. Beds were comfy, facilities were good too, you had everything you need. Cigarette box was full. Fortunately we were all non smokers, just wasn't nice to see. Cobwebs on outside doors which could have been dealt with easily

Didn't get off to the best start as while unloading we were harassed by bees that live in the brickwork at the front of the barn we told the owner who didn't think there was anything they could do, but figured out by ourselves that if we didn't use the downstairs toilet then they left us alone. There were lots of dead bees in there at the end of the week. The barn is very compact but is in good condition. Hot tub is great. There were dog hairs on some of the bedding which was a bit offputting. Had an okay week but probably wouldn't book again.

We had a lovely time, could just done with a clothes horse and there was no tin opener. Otherwise lovely and clean.

Lovely situation and outside area hot tub was amazing and serviced regularly throughout stay. Beds clean and lovely fresh towels however House not clean dirty carpets and needs throughly cleaning bin not emptied in top room. Smell of dogs really overwhelming weve stayed in lots of dog friend cottages and this has never been a problem before we have to air the rug outside as the smell was so bad. Hover really smells of it too. Cottage needs re painting and downstairs looks shabby in places and really needs a deep clean. Lovely reclining furniture in living room. Needs clothes horse! Loved the upstairs bedroom and bathroom although bed would not be suitable for anyone of the older generation as super low to the ground. Amazing looking out through the skylights! Still had a great stay though just a shame the Cottage is being let down by the cleanliness.

We were disappointed with our holiday in this property. The property is poorly managed and the owners have no empathy with issues that arise. There was an issue with one of the neighbours who seemed reluctant about this being a holiday let. The neighbour was unreasonable regarding complaints about noise issues and it impacted on our enjoyment of the garden. The property is advertised as dog friendly however the neighbour complained about our dog barking whilst playing in the garden despite it being mid afternoon! They said the dog was barking too much but they had mistaken our dog for the one who was frequently barking next door. We were threatened by the neighbour that he would ring the owners and have us removed from the property which left us treading on eggshells for the rest of the holiday. I rang the owner to explain but got told that the neighbour will tell you if hes displeased with noise. We were not excessively noisy but we should be allowed to make some noise in the garden especially through the day. There are other reviews on here that mention the unfriendly neighbours too so its probably not an isolated incident. The property is also not clean enough, especially the kitchen, so we had to eat out rather than prepare meals in the cottage.

I read the reviews from others and was slightly concerned. ...truly no need. We found it to be ideal, could it do with a painttouch up ....yes but not everyone looks after property when on holiday. Tv signal good, loads of cupsglasses, forks , cooking utensils etc, somebody said no tea, coffee and sugar, no there wasn't so just take your own!!! Beds were comfortable and clean,bathrooms clean, loads of towels on cupboard if needed. Guy servicing the hot tub was early in the morning no bother and if you make the effort to speak to people he was a really friendly nice guy!! Garden patio could do with a weed, the grass needed cutting, but it was secure for a lab & Jack Russel. The steps up to garden are steep and the over grown trees from next door property does not make it easy, but this is not a negative only an observation. I do think that the garden furniture needs replacing as only 5 seats in total and one was broken, it was OK for us as our party was only 4 but if you were party of 7 there would not be enough seats. The village is lovely for a wonder around and you would not believe you were so close to Penrith.....thank you for a lovely holiday.

We chose this because it was dog friendly and had a large enclosed garden and, although some parts of the garden fence need to be looked at, we were happy with this. Dogs however are not welcome in some parts of the house which didn't affect us but would definitely be useful to know before arrival. The overall location was good, in a nice quiet village with good local amenities. It is not accessible by foot for nearby walks. The house was generally comfortable and well maintained, although it is getting tired and in need of updating. The showers were great and the hot tub is a very nice touch. The kitchen however was not the best equipped. This house is advertised to be able to host 6 adults but we, as a family of 4, struggled to prepare and serve even simple meals. With large pans, some roasting trays and more cutlery would have been useful. But it was nice to adequate cleaning supplies provided.

Nice comfortable, warm property in lovely village location and hot tub a bonus lovely to relax in after walking. Beds were comfortable, with clean bedding and towels and although house was well equipped with most things it was disappointing there was no hairdryer available. Overall a very enjoyable and relaxing stay. Thank you

Enjoyed our weekend. Lovely clean property, well equipped. Hot tub was a bonus. Garden great for the two dogs although bottom step to it was wobbly. Very convenient for visiting the northern lakes and easy to get to from the A66. Would definitely recommend.

Fantastic little break away. The village and local pub is fantastic. Accommodation was great the beds were all super comfy and the living room was a lovely space. Think the kitchen could do with a revamp and the TV in the lounge . Would definitely return

This is a beautiful property in a lovely location. All facilities worked well and instructions are provided. The property was clean and the beds were comfortable, which was great after a long day of hiking. While we mainly visited Keswick during our stay, we went to the Sun Inn in the village and all staff were very kind and welcoming. The village itself is peaceful and scenic, would definitely want to book again.

Absolutely beautiful place we really enjoyed Xmas, only fault could never get any WiFi, and really needed it for work. maybe you could try boosting the WiFi, everything else was great thank you.

The Barn is very tired and could do with freshening. Bedrooms were clean. The main bathroom off the landing had quite a few black mood spots on the ceiling. In the main bedroom suiteunder the stairs the double socket was dangeroussparks.and we had a three year old with us! We did have an issue with the boilerhot water but this was easily rectified with the owner. Great outlook at the front and back of the barn,quiet location and really good base for all parts of the lakes including walking distance into Penrith.

Our 4th time at Saddleback Barn and no doubt it wont be our last . The barn is perfect for a short break away . Owners are always on hand if you have a problem. Property manager called to see if everything was ok . Love it here and can highly recommend

The settee is very worn. The tap disturbed us in the evening from constant dripping. Only one key provided for the front door and no key at all for the kitchen door. The windows only opened slightly which is very alarming if there was ever to be a fire. The step in the back garden is loose and very dangerous. Lovely location.

There was little to no hot water, the shower went from burning hot to freezing cold which made it very difficult to shower at all, only the top oven worked which wasn't the best for cooking meals.

The cottage was a perfect size for our family and the bedrooms were good. Living space was cosy and kitchen was well equipped although we did have to buy our own surface spray as we couldn't find one. General cleanliness could have been better, there were a lot of pet hairs. Biggest plus was the big garden as we have no garden at home so the kids loved having that outdoor space to play. In general, we had a very good stay.

I was extremely disappointed with the cleanliness of the sofa, I had to put a throw my own on it before I could sit on it . We could only use the top oven, the tap in the kitchen dripped continuously. The bed in the top bedroom is literally inches off the floor there was no way I could have got in out of it which is a shame as that looked like the best room with ensuite . There were dont do this make sure you do notices everywhere. As a base for getting around the local area it was lovely. Getting in the hot tub was not ideal the steps outside were not on the same side as the steps inside the hot tub. The steps going upto the lawn were not safe. And one of the stairs in the cottage needs attention.The photos on the website whilst they looked like the cottage they give an illusion of space, it is a small and compact cottage. Would I book this cottage again ? No.

There was a few issues in the garden one of the paving stones was loose it was one near the back wall and the steps leading up to the grass the second one was loose. The wire fence needs new posts as they had rotted. Despite this we all agree we would stay here again. Had a lovely time.

Lovely cottage. I've stayed here on a few occasions with freinds and also family and always had a pleasant stay. The hot tub is lovely and having a lovely local pub within 5 minutes walk great. Definitely be back for another visit to this cottage.

This is a lovely place in a lovely village. The house is lovely but we feel its a bit tired and needs a few bits doing to make it like it should be. Cooker doesnt work properly. Upstairs tap needs to stop constantly dripping and needs a new fridge freezer.

Such a lovely house, lots of space both inside and out with an enclosed garden big enough to play football and cricket! The hot tub was our deciding factor in booking and it did not disappoint, it was very clean and stayed hot throughout our 4 night stay. Well situated properly only 10 mins from A66 with easy access to Pooley Bridge, Keswick and Penrith. Lots of supermarkets and takeaways within 10 mins at Penrith. We will definitely book again!

We all loved staying here. A great base for traveling about....Dog loved the garden, everyone loved the hot tub.... The house was spotlessly clean and sheets, towels etc all fresh smelling.... Can't think of anything to improve our stay... Would recommend to all....

Some maintenance issues and cleanliness issues. Top bedroom and en suite not overly practical. Hot water especially hot! And no spare toilet rolls!

Lovely, comfortable property in a quiet village. We made the most of the nice weather, including the hot tub and garden. The latter was a good size for our two dogs. Highly recommend.

Really nice property. Garden added to it and large enough place for 6. Definitely recommend and love to go back.

Really pleased with out accommodation and was perfect for us 5 ladies . There was enough space, plenty of crockery pots & pans for self catering. It was lovely and warm, and we didnt have to alter the heating .Lots of extras if you had forgotten bits, like washing up liquid and dishwasher tabs etc. The hot tub was very clean with chlorine dispenser in tub, the hot tub was emptied & cleaned very early on our departure day. We used a taxi service into Penrith and had a fantastic meal at the tapas restaurant, we had a wonderful spa day at Whinfell forest centre parcs. We were pleased with our stay , thank you, Saddleback Barn .

We loved our stay here. Tried sleeping in the mezzanine bedroom but couldn't get up out of the bed so moved into the double room. Really comfortable and hot tub was lovely. Our pet Charlie was so relaxed, he loved his holiday, definitely thinking of rebooking
