Old Orchard Barn is a beautifully restored stone barn conversion in Cornwall, just outside the village of St Mellion. Original features include exposed beams, vaulted ceilings and thick stone walls. The barn comes with a private hot tub on the terrace.

The barn sits in peaceful countryside with views across open fields and rolling Cornish farmland. You're surrounded by quiet lanes and footpaths that lead through ancient woodland and meadows.

Inside you'll find three bedrooms sleeping six guests. The main bedroom has an en-suite bathroom. There's a family bathroom plus a ground floor shower room. The open-plan living space features the original barn doors, a wood burner and a well-equipped kitchen.

Saltash is 4 miles away (10 minutes). Plymouth sits 8 miles east (20 minutes). Mount Edgcumbe Country Park is 6 miles (15 minutes). Cotehele House and gardens are 3 miles north (8 minutes).

The property was beautiful and plenty of room for my family. We did have issues with the oven, which was being resolved by a super helpful team and because we were in the middle of a heatwave, thinner duvets would have been a benefit and also a fan or fans to make it super comfortable in the summer months. We would definitely consider another visit.

Lovely place to stay and so very comfortable. Mark couldnt have been more helpful and responsive too. It was so useful to have two fridges and a huge hob to cook on. The hot tub was a treat after a very long journey too. The bedrooms stayed nice and cool, but we could have made use of a couple of fans for the main living area on our last evening, as it was hot. Not sure if any were on hand, and I didnt think to ask, so thats on me! Wed definitely stay here again and explore a bit more. It was a short visit for a family wedding absolutely perfect location near Pentillie Castle so we didnt make the most of the area. Thanks so much for looking after us so well.

Unusual to find accommodation that not only matches it's description and photos but actually exceeds it! Our first time at this amazing barn conversion & what a treat! Every room in the barn was spacious, comfortable and finished to an exceptional standard! Just Mum and I and our 2 retrievers so we had plenty of space yet the kitchen and lounge area was also very cosy in the evenings. The garden being completely secure was perfect for the dogs & the hot tub perfect for me! Hosts Mark and LeAnne were in no way intrusive but were on hand if we needed anything thank you both. For a fairly quiet week to enjoy some family time, the barn was perfect in both location and facilities and was so comfortable and beautifully done that we had to force ourselves out and about every day! Will definitely book again and cannot recommend highly enough.

This holiday cottage was perfect! Spacious, immaculate and tastefully decorated. Very quiet location and secure private garden with grass for dogs. Hot tub is a wonderful extra luxury. I did alot of research to find the best place and this was it. I would recommend if you have dogs or not as the cottage was so clean. Mark was a great host.

We had a wonderful short stay at the barn. The property was immaculate and fully kitted out. The hot tub was ready to use as soon as we arrived which made the children very happy. Had a great stay here. Lovely place even though we had a lot of rain Mark & LeeAnnes home was very welcoming. Lots of room & great facilities. The hot tub was fab. Great garden area for our 2 little dogs to play in. Bit of a trek to get to anywhere from the cottage by foot but only 10 minutes in the car into Saltash where there are plenty of shops ,pubs & restaurants. All in all a great place to stay thanks.

A beautiful property in a great location for exploring both Cornwall and Devon. We loved the private garden and quiet surroundings. The beds were the most comfortable we have experienced during our many stays in the UK. Hosts were friendly and helpful. Some lovely restaurants and family pubs nearby. House had everything we needed and more. The photos online don't do it justice to be honest, it is larger and even more beautiful!

This property was stunning. The photos do not do it justice enough. We had a thoroughly enjoyable stay here. The place was comfortable, well equipped and nicely tucked away down a lane. The owners were around if we needed them and were very friendly. Local amenities were a short drive away. The hot tub was well used by us all too. We just wish we were staying there longer. Hopefully we'll be back.

A very nice place to stay. Great location. The pictures don't really show the sheer size of the old barn. Good secure garden for the dogs. Well equipped throughout. Great hot tub. Good WiFi but very little phone signal which isnt a bad thing! Had a couple of queries that were dealt with very quickly by the owners. Hopefully will be back , would recommend .

Lovely cottage with loads of space for the dog. Very clean and tidy on arrival with a nice little welcome package. Having a hot tub under the stars was an amazing experience. Plenty of space for parking multiple cars, would definitely go back with all the family.

We recently stayed over the bank holiday weekend in August. 8 family members. From walking through the door we were all extremely happy and loved the beautiful space we had. All the extra touches and very comfortable beds. Hot tub to temperature for our arrival and a nice welcome gift of sweet and savoury biscuits. Both LeeAnne and Mark were very friendly and welcoming and on hand for help when needed. One thing to bare in mind is if you wish to go to a local pub but leave the car at home, ensure you book a day or so in advance as they are very unavailable. Other than that cannot fault the barn, loved every minute we were there. Thanks again and had a wonderful stay

What a lovely place to stay. Very quiet, lovely and clean and the new owners were incredibly helpful. We loved our short stay and will most definitely be booking this place again.

Absolutely brilliant. Clean, modern, quiet and incredibly spacious 6 adults had plenty of room. Even better than the photographs, which I know a lot of people have also mentioned previously! Such a wonderful property and we loved our time here. So many great features loved the TVs in all bedrooms and the hot tub. Fabulous value. Thank you for such a wonderful stay we would love to stay again in the future and wouldn't hesitate to recommend to future guests.

Loved everything about this place ,location accomodation,facilities proximity to places. But I have only one suggestion 930am checkout time was too early for us ,with two kids it's difficult to come out of hangover and get thme ready by 9

This was a really excellent base for touring cornwall. The barn was beautiful, extremely well equipped , spacious and clean. The owners have really given it homely touches. Great hot tub. Lovely welcome of goodies on arrival. We loved it here and would highly recommend it. We hope to return again
