This is our 2nd year at Brambleberry Barn. Last year we only had 1 bin liner for eight people across 2 nights. This year we only had 1 bin liner for 8 people across 3 nights. We also ran out of loo rolls and there were no spare. If you book the BB, then remember to take some extras with you as these are not supplied. Also, we had one brokenwonky chair around the dinner table It was reported by previous occupants in the feedback book, unfortunately it's still brokenwobbly, so please be aware if booked from 22nd Dec onwards. Other than that, we were happy once again.

Brambleberry Barn is a fantastic place to stay! It is luxurious and has everything you would need and more! The bedrooms are huge along with associated bathroomsen suites , the kitchen is amazing and has all the utensils you could ask for! The garden is fully enclosed which was great for our dog as meant we didnt have to worry about him getting out, there was also plenty of public walks across the fields at the rear. The hot tub is also a great touch! Fantastic property and great hosts nothing was too much trouble and the one time we made contact whilst we were there things were responded to and actioned incredibly efficiently! We will return
We thoroughly enjoyed our stay at Brambleberry Barn. It was perfect for a Christmas family gathering. There are two bedrooms downstairs suitable for my elderly parents and dog . There is one deep step from the open plan dining area to the lounge area, but it was manageable for us . A perfect get away , lots of walks and fresh air & family meals. Highly recommended .

Superb holiday home with everything needed and more to make your holiday comfortable and enjoyable. For a group of friends the space and decent sized bedrooms were paramount as was the general reception area space. A kitchen to die for and lots of seating in the lounge and the added treat of a large hot tub was the icing on the cake. Being dog friendly and having a large fully enclosed lawned garden was an absolute bonus. Our dog certainly didn't want to come home
We really enjoyed our break in Bramble Barn. The location was great for exploring the county. The accommodation was fabulous and comfortably slept 6 adults. We ate in most nights and found the kitchen really well equipped for our needs. The lounge was very spacious. We didn't make use of the fire the house was warm enough for us nor the hut tub but I am sure other guests would enjoy these features. Our only suggestion would be to consider adding a banister on the wall for the top part of the stairs.

Comfortable home for multigenerational trip we all had a fab time in Spilsby & surrounding areas. Close to everything we needed, avg 20 minute drive to most places. House well stocked & kitchen had everything we needed & more. Only negative a few areas could have benefited from a deeper clean signs of previous guests cobwebs appreciate its not the easiest house to keep clean. A couple of dining chairs needing repair, but we still had plenty despite this. Garden & hot tub was lovely & we were lucky enough with the weather to use most days, could benefit from more furniture like a lounge set for comfier sitting. All in all a fab stay
Beautiful converted barn in lovely quiet rural setting. Would definitely recommend it and would happily go back again but would caution it is not very elderly disabled friendly.
Massive property and very modern and generally well equipped. Perhaps a second TV in the house to entertain kids if they want to watch something else. Close enough to majority of local attractions. Town is very basic but very relaxing area with little through traffic and plenty of time and places to walk the dogs safely. Garden is huge. Only downside was a rather strong smell of stale drains or something not too alive perhaps in a vent in the second double room. Mentioned this to owners on departure. Air con and hot tub were great!
The property was lovely and spacious. Everything you could possibly need in the house was there and in good working order. We had good, warm weather during our stay so we would have liked to sit outside on comfy seats and have some shade. The garden is SW facing so we got full sun most of the day. The only places to sit outside were either on a benched table which would be lovely to sit and eat at but not in full sun or the jacuzzi which was lovely, by the way. Luckily we took a gazebo and a couple camping chairs. The air conditioning was a real plus as the good weather made the house really hot, especially with the lovely, huge windows at the back. Lovely huge garden for the dogs and it was secure. All in all it was a lovely place to stay. I would recommend.

The house was lovely and the welcome pack gratefully received. We had an excellent stay! The kitchen is well equipped with everything you can need, the only note I would make is that there were very minimal teacoffee supplies and also dishwasher tablets and bin bags. The wine cooler is an excellent touch, but after we finally figured out how to switch it on, it took too long to reach a cold temperature. The bedrooms were all great, the master is exceptional! Extra towels would be a plus, some for the bathrooms and some for the hot tub. CCTV directly outside the back door near the hot tub was slightly off putting. Overall, this is a great property to stay at and we thoroughly enjoyed our time there.

The barn was fantastic and everything we wanted in a short break. It was very warm spacious and comfy. The only thing missing was a tin opener? The hot tub could of been a tiny bit hotter if were being picky but apart from that all was perfect. A lovely stay was had by all and we will recommending it to friends and family.

The Barn met all our needs for a family Christmas holiday. A high quality property with a huge open plan main area. All the utilities are of high standard. The hot tub and decking were used despite the December fog and the large garden was ideal for the parties dogs. The bedrooms are ideal for a party of eight. The only negatives were the oven and some of the cookware was left unwashed by previous guests who puts away baking trays with pizza on?. Guests should be aware that the decking area and car parking area are CCTV monitored. Contact was made with the owner during our stay and we received a prompt reply. Great property would recommend.

The property was very homely the kitchen was well stocked with crockery & utensils the welcome goodies were appreciated. We were a group of 6 adults staying for a long weekend at the beginning of December. It had been decorated for Christmas which was a nice touch. The property was a great find & in a nice quiet location. The underfloor heating kept the property warm enough & we didnt need the log burner. In fact, we used the air con a couple of times! Despite Storm Darragh we were able to use the hot tub each day. The owner was very responsive to my messages. Only a couple of suggestions would be for additional pillows & towels to be available, but to be fair I didnt ask about them at the time. We were talking about booking again for next year before we had left as we all liked it so much!!

Had a fantastic stay at Brambleberry Barn. I try to do at least one UK break with the family each year and its always tough finding accommodation that fits the bill but this one checked all the boxes. Hot tub was great, accommodation was clean and plenty of space for my nephew and dog to run around. Garden is secure, so its a relief knowing I can just let the dog come in and out as she pleases. Plenty of windows at the back too so we can keep an eye on her. Underfloor heating was nice and didnt actually need to use the log burner to keep warm. Overall, great stay.

A wonderful place & thoroughly enjoyable stay. The dog & myself had a lovely time. Make sure you read the guide book before searching for the cutlery drawer though! It's above the pans. We both had a fantastic break.
We loved staying in Brambleberry Barn. It is beautifully spacious, clean and exceptionally well equipped. As we had our dog with us it was very important the garden was enclosed. It is and we could relax knowing he was safe. He loved the garden btw. We were blessed with wonderful sunny weather so the air conditioning in the living area was a great bonus. We liked the location being a short drive from Spilsby. It was very quiet with lovely views and a good base for different types of days out Skegness, Gunby Hall, Tattershall Castle,Woodhall Spa and the Kinema. Plus Thursday Sunday a short walk to the Eaves Inn great food and staff. The furnishings inside the Barn were good quality. The gardener came while we were there and we saw how well kept it was. The farmer also cut and baled the hay in the field which entertained the dog! Minor maintenance is needed on the downstairs bathroom shower cord upstairs smaller ensuite towel rail. Please check the living room rug for anti slip as we had to be careful with it folding up. Maybe consider a front gate as we were nervous the dog might slip past us when opening the front door. But it is a very quiet road and the dog enjoyed his perch on the middle landing. Also a second front door key would be handy as we were 2 families with cars sometimes wanting to do different things. Thank you for this wonderful accommodation. We have recommended it to our sister and her adult children with dogs.

The property was fine. However, this was the last time we will holiday with Sykes Cottages. Trying to talk to a real person is impossible phone options soon time out, so my family and I have lost confidence. Since returning from our week 1421 June we urgently tried to make contact with the owner, via Sykes Cottages on Saturday, 22 June, and apart from two acknowledgements we still have no answer as at Monday, 1 July. We no longer trust Sykes Cottages. r,

We had an amazing time at the barn, however felt a little disappointed that the size of the property and the cost to hire there was no barbeque. During our stay we damaged a placemat and two coasters and feel that the cost of 49.00 to replace is excessive especially when we had paid 47.00 insurance at the time of booking.

A stunning property with fantastic facilities, we had a lovely stay at Brambleberry Barn
Brambleberry barn is a beautiful, comfortable, spacious, light, quiet and warm place to stay. All the beds were comfortable and clean. The kitchen is extremely well equipped and there is plenty of good seating in the living room. All the rooms garden and hot tub enjoy fantastic views especially of the sunsets. The utility room was very useful with 2 dogs and the dog extras like towels and bowls were lovely. The garden is large and fully enclosed, even for my Yorkshire Terrier. The quality of the fixtures and fittings is plain to see. Our only niggle was the fact that the driveway is shared with the person in the annex, attached to the barn. We had no idea that there was a shared driveway or in fact someone else would be on site and we think Sykes should make that clear when promoting the barn. Although, the information given on Sykes said parking for 3 cars, when we looked at the photos, we realised that we could easily park 4 cars. We were a party of 4 single ladies travelling from different directions and needed the space so this was important to us. However, what we didnt know of course was the fact that the driveway is shared! Luckily, we had small cars so we managed by careful parking but we feel this is an important fact to advertise!
We had a wonderful weeks stay in this beautiful house! Cannot recommend it highly enough! We particularly loved sitting in the hot tub while the dogs enjoyed the huge fully enclosed garden! The house is incredibly well appointed with everything you need for the perfect stay! A real home from home! We enjoyed visiting nearby Gumby Hall, Horncastle, Skegness and Lincoln! Al in all a wonderful stay and the owner was very helpful too! If youre thinking about staying here, just do it, you wont regret it!
