A really well appointed cottage with everything that you could possibly need during the stay a real home from home. A thoughtful welcome hamper was a nice surprise. We enjoyed having the games room. The only thing that I wasnt expecting was the access to the beach wasnt practical from the garden due to the steps down to a sea wall. The beach was only accessible during low tide. It wasnt an issue for us but I hadnt realised this from the listing.

Beach Haven was situated right on the edge of the beach in Happisburgh. We were a family of 7 with a four and six year old, plus our golden retriever. The accommodation was perfect for us with plenty of options to sit and relax. The highlight was the spacious conservatory which we used most of all, kitted out with a jukebox, snooker table, darts and numerous seating arrangements. The children loved the open space and the glitterball. It was a fantastic break but we did find getting to and from the beach tricky and the trackroad to the house and beach was full of rainwater and mud. Im sure in summer or drier weather, walks would be easier. You cant order the weather but it was a disappointment. In all, we would recommend the above for families with older children. Thanks.

Wonderful weekend spent with my family celebrating a birthday. The space outside was amazing for the dog. Inside was comfortable and wonderful with plenty of room for 6 adults plus dog. Made use of all the facilities and had fun in the games room, many memories made, can't wait to return.

We stayed over New Year, there were six adults and one dog, we had a great stay, the place was very spacious and although slightly cooler in the conservatorygames room overall the house had a warm cosy feel about it. We had a problem with the Hot Tub on New Years Eve, but the owner managed to get an engineer out to repair on New Years Day, excellent service. The Kitchen could have done with a couple more saucepans and we couldn't get the TV in one of the bedrooms to work, but this was not an issue for us as we did not plan to use it.

The house is beautiful. The games room and jukebox is amazing and we had a lot of fun in there. Lovely warm hot tub, looking over the beach. Lovely hamper was left for us on our arrival. Very spacious home and comfortable sleep. The only thing that needs improvement was the hot water as soon as we had a shower in the morning the water went cold some of us didnt even get to shower. I couldnt fill a bath for my 2 kids so had to use boiled water from the kettle. The water never came back all day despite me calling to ask and they said it should come back but it never did. So we had no hot water on Saturday and Sunday from breakfast to the end of the day. We had a chef come in to cook for us a day so they had to boil the kettle to wash up their utensils. The other downfall was there was a gap in the door in the living room and also a draft in the 2nd bedroom so we had a bad draft coming in which isnt good with little children. The rooms never warmed over 18 degrees despite having the heater up full blast and on all night to try and keep the room warm for my children. Once the fire was lit in the main living room it stayed nice and warm in there. Things to bring if you book Towels for hot tub Toilet roll as there wasnt enough for a full house Condiments The house had plenty of cleaning products, games, books, well stocked kitchen, air fryer, towels, hairdryer. I would definitely book again however it would be perfect if the hot water and drafts could be fixed.
We had a wonderful get together for celebrating a 13th and 70th birthday. The property was ideal and so spacious. The hot spa was thoroughly enjoyed by younger members and even got them out of bed so that they could watch the sunrise in it. Unfortunately our car wouldn't start as we were leaving but the maintenance staff were very friendly, helpful and made the wait for AA almost enjoyable. We rarely go to the same place but this property would be at the top of our list for our next gathering of 8 we organise

Really loved the week stay, the beach being so close was fabulous. The house was well appointed and the bedrooms were clean and comfortable. We felt the garden needed some maintenance and the fences we thought were too low for bigger dogs but we had a relaxing and quiet time.

We have had the most wonderful holiday at Beach Haven, such a magical place and by far the best holiday cottage we have ever stayed in. It was perfect for us and our Greyhounds who absolutely loved the garden. The huge bungalow had absolutely everything you could wish for and we honestly could not fault it in any way. The games room was a real treat and we couldn't resist a game of pool every evening. It was wonderful to be able to sit in the beautiful garden and overlook the beach. We loved it so much we have already booked for next year

A lovely property to stay at, and equipped with absolutely everything you could need. The location and area is quiet, which suited us, and the property has totally secured gardens which was great to give our dogs to space to explore. A perfect place to relax.

Six of us had a wonderfully comfortable week, with fortunately good weather, in this gorgeously decorated bungalow, with fabulous art work. The venue is a bit 'off the beaten track' but with a delightful small community around it, focused on the local, very busy, cafe, and a good beach within yards. With our stay over a bank holiday weekend there were two local artists with exhibitions on over the fours days, and each in their own way well worth a visit. Midway between the north coast resorts of CromerSheringham and Gt. Yarmouth and with the Broads on your doorstep, there is plenty to do from this delightfully quirky little community. Well worth the journey from our home in the NW, for us to get a chance to get the feel of the county of Norfolk! Comments directly to the 'owners' or their representatives, brought thanks and immediate action to improve the already exceptional offer at this property.
A fantastic place for a family reunion, loved the games room, loads of room for everyone, comfy beds and sofas for all. Hot tub was a big hit and what a view! Loves it!
This was a the best property was the best we have ever stayed at. The house was clean and had everything you could ever want. The location is amazing with the beach access and the massive garden. There is so much space for everyone to be able to spread out. The hit tub was monitored and we enjoyed using it every day. We would definitely go back

Beautiful bungalow in a stunning location,everything you need was provided by the owner. The accommodation was very spacious and the games room is perfect, There is a really nice cafe close by and quite a few lovely pubs a short drive away. Fantastic holiday and we all will are all planning to go back to Beach Haven again. A credit to the owner for providing everything
We had a lovely time staying at Beach Haven and they really have thought of everything that you may need for your stay including things for the dog such as foodwater bowls. The hot tub was fantastic with amazing views and the games room was brilliant. The beach there is lovely and spotted a few seals while we were there, but if you don't spot them there we took a short drive to Horsey Gap to see them there. The secure garden was ideal for our dog who loved the space. We had 4 generations plus a dog with us and I would thoroughly recommend Beach Haven to others.

Brilliant Holiday Home Everything you could need, wonderful location for beach walks and plenty of entertainment indoors if the weather is not so nice. We were comfortable and relaxed and the dog enjoyed it all with a lovely spacious secure garden. Great place for all the family.

We had a wonderful stay over Christmas at Beach Haven and the house was fully decorated for us with a tree, which was a lovely touch. It was one of the best equipped houses weve ever stayed at it even had a slow cooker and air fryer! The games room with pool table, darts and jukebox was so much fun and hot tub was fantastic with beautiful views across the sea. Our dog loved long walks on the sandy beach. There is a great butchers in Stalham and the seals at Horsey Gap are a must see!

Beautiful cottage by the sea, the cottage was beautiful, well equipped and a perfect place for a relaxing holiday with the beach literally a minutes walk away. The property has large grounds and the beach is very clean and Happisburgh is about a 20 minute walk down the beach and the local pub is excellent with amazing food and hospitality. Would highly recommend this cottage.
What a fabulous holiday house! Perfect for our 3 generation family and accompanying dogs. . Love, love, loved the conservatory games room pool, darts and a juke box and loads of games and puzzles. The beach is wonderful walking and goes on and on. Extra special seeing so many seals between Horsey Gap and Sea Palling, as well as at Horsey Gap itself. Hot tub overlooking the sea is extra special after long walks. Photos don't do this house justice both living rooms are huge and furnished with very comfortable chairs and sofas. All bedrooms comfortable. Bonus to find that the slimline dishwasher, that we were expecting from the description. has been replaced by a full size dishwasher, thank you. Everywhere we visited was ultra dog friendly. Thoroughly recommend a holiday Beach Haven.

We arrived as a family of 6 and two dogs, we had the best time, the bedrooms were large, kitchen was really well equipped, we brought loads of bits with us like washing up liquid, kitchen roll etc but all was provided, living room was very large and comfortable, bt tv including films which was great, the best bit for us was the games room, pool table, darts boards, board games, juke box and all in a large conservatory, we spent most of our nights in there enjoying all the games, there was also a beer fridge in there too, the garden was just huge and the pictures didnt do it justice, loved the hot tub, great for people watching, garden furniture was in a great spot as was shielded by the wind, I would definitely recommend this property
The property was fantastic, loved it. Just a shame that the issue with the door was not notified to us and the maintenance team didn't come out to it, but aside from this we loved it

A Beautiful place, very spacious, excellent facilities, games room and conservatory are amazing to keep the kids entertained, if the weather isn't so good, OMG the hot tub is incredible looking out to sea, watching the seals swim by made my wifes week. The overall experience was amazing, we will definitely be back again.
A lovely property, very well equipped and comfortable beds. As a family of 7 we had more than enough room. A very nice find and very sad to leave. Missing my morning coffee watching the seals from the garden. Look forward to coming back some time.

The house was very clean and tidy and had a huge range of appliances and gadgets. The garden was absolutely ideal for the dogs. It was fully enclosed and very spacious for them to have a good run. The hot tub was an added bonus that was easy to use and enjoyable to use. The beach was incredible with the dogs being able to have long runs. Overall, we could not fault anything and would like to thank the owners for providing such wonderful accommodation.

Myself and family with our dog stayed at Beach Haven at the end of March 2024 and we thoroughly enjoyed ourselves. Lovely and clean, access to the Beach probably a little safer from the road than the garden but still very close. We had a lovely walk to the local pub a few times, really friendly people and great food. No need to really go far as Beach Haven has everything you need including the lovely Hot Tub looking out to sea. Thank you for a wonderful time, highly recommend.
We had a superb week away in this very sociable home. The property accommodated our party of 7 comfortably. The games roomsun lounge is a great area for socialising and was well used as was the jukebox with great selection of music. A very well equipped and sociable kitchen. The hot tub at the end of the garden and overlooking the sea was lovely. We have two medium sized dogs, so the enclosed, wrap around gardens were ideal. Lovely beach beyond the garden, which, with dogs, we found easier to access from the track at the front of the property. Will certainly stay again.

Very enjoyable say for a long weekend in March. Had a problem with a bedroom radiator and a smoking wood burner which have been passed on. The advertised private access to the beach does in fact go down to the narrow beach wall which is about 8ft above the beach. Handily the beach access is a few minutes walk from the property and is a wonderful place to walk at all times of the tide. We are returning in September!
Beach Haven is a lovely, spacious, clean, well equipped property. We loved the games room and the hot tub. The hot tub is at the bottom of the garden with a super sea view. You can access the beach from the garden by walking about 50 metres along the sea wall and then down steps. Take a torch if you do this at night! The kitchen has all you need but only one bin bag was provided. Our only criticism was that the dishwasher was very small, not really adequate for the five of us. We were impressed by the prompt service by the friendly maintenance men when the juke box stuck. A generous supply of logs for the wood burner meant we could have a fire each evening or dance under the glitter ball, play darts or pool, all great fun. Thank you.

We absolutely loved are stay at beach haven. The bungalow was very clean, beautifully fitted and furnished, very well equipped and the games room was amazing for all of us. There were a few things that let it down slightly, they are as follows The juke box kept not loading certain cds and would show an error code and stop playing, lucky I'm a mechanic and managed to get round this but it is a reoccurring issue. The wood burning fire door needs adjusting and possibly the rope seals need replacing as it's drawing in too much air and rips throught the fire wood as it can't be restricted. The hot tub is a lovely feature and the reason we chose beach haven however we felt it wasn't hot enough despite being max temp, also the placement on the cliff edge would be lovely in the summer however the wind chill really did spoil the experience and I would personally move the tub close to the house. Also closing the tub lid and securing out in the dark at night was quite tricky as the lighting isn't great. The mains water pressure is terrible, the main bathroom shower is incredible however the on suite shower isn't as good. Overall we loved our stay at beach haven however there are some things that could be improved which would absolutely make this property perfect.
Absolutely beautiful. Fully equipped with everything you need. Stunning property and very comfortable. We had a small problem with a radiator and someone was there within an hour. Amazing service! Cant wait to visit again. So we can use the hot tub Couldnt use on this visit owing to freezing strong wind but it not spoil our holiday one bit! Also, it was wonderful to see the seals at Horsey Gap! Thank you for a lovely holiday.

We absolutely loved it, such a lovely place and so well presented, so well catered for too, amazing kitchen and utensils, literally thought of just about everything you could possibly think of or possibly need we did leave our champagne flutes as only type of glass that wasnt already there but we didnt need to take half of what we crammed in the car Enclosed garden was wonderful, hot tub amazing, so nice to relax in on New Years Eve with bubbles and bobble hats! Conservatory games room amazing, so nice to have the lights and Christmas tree up too, such a thoughtful touch. We had many games of pool and darts, we loved the disco ball too. Unfortunately the juke box had an error so we couldnt use but it looked fab, we had taken our own music so no big deal, only suggestion might be for a chalk board by the darts board. The welcome pack was a nice surprise and we really couldnt have asked for more, we loved our stay and only wish it was a little longer. Thank you we would 100 recommend
